The staff and owner were extremely nice and accomodating. The room was clean and maintained. The dwellings were right near the trains and Metro which everyone uses to get around. I would definitely use them again.

Absolutely fantastic. Such an incredible hotel to stay at. The location is perfect as it is located in the city centre just a couple of minutes away from the train station Termini so you won’t lose time travelling. We got a family room of three single beds and the room was completely spotless and clean. The bedsheets and everything was very clean. The room itself was well equipped with everything including a hairdryer and fridge. Toiletries were also present. The beds are comfy. Massimo and his wife are such good hosts and we got offered information on arrival and a tourist map. Highly recommend this place.

Would stay here again

Perfect for my 3-day stay in Rome before taking train elsewhere. Would stay here again and recommend to others with similar needs. Pros: * Location: Excellent location, almost a straight 5-minute walk from Via Marsala exit at Termini Station which connects to both Metro lines and trains all over the country. * Access to Essentials: Besides the shopping mall & grocery stores in the Station, there are many restaurants & cafes in the area. * Customer Service: The owner, Massimo, is very friendly, speaks English and patient. * Room Comfort: Quiet area and rarely heard neighbors or noise. Mattress was on the firm side, pillows were extremely soft, but thin. * Climate: Room has excellent air conditioning (a must in summer months)! Cons * Accessibility: Located on 3rd floor (that’s 4th floor to Americans), the elevator can fit only 2 people or 1 person and 2 large suitcases. It’s a tight squeeze for the heavy set and requires 4 steps to get to elevator. * Bathroom: Shower’s water pressure is very low and the hot water does not get very hot, if either of these are deal breakers for you. Water sometimes smells sulfuric. Stand-in shower is also a bit small * Walkability: Being on the eastern side of Termini, be prepared to walk 25-40+ mins to main sights

Wir würden am Abend der Ankunft sehr herzlich von Massimo in Empfang genommen. Er hat uns alles erklärt und uns sogar einige Informationen über Rom mitgegeben. Das Zimmer war groß und sehr sauber, sowie auch das Bad. Auch wenn das Gästehaus ziemlich nah am Hauptbahnhof Termini ist, ist es sehr ruhig und sicher. In den umgebenden Straßen gibt er reichlich Restaurants (auch tolle internationale) und Cafés. Wir hatten einen sehr schönen Aufenthalt. Ich kann die Unterkunft nur weiterempfehlen.

Office staff was very friendly and helpful. Be aware that the room and hotel sign and very small. Small hotels in Italy (a subset of a building) aren't allowed to have a big sign, so its only a 1x2 foot plaque. Look for the street address and enjoy your stay. Easy access to Termini.

Ne pas hésiter à séjourner dans ce logement.

Très bon accueil, Massimo (propriétaire) a été très attentif et aux petits soins pendant tout le séjour. Ils nous a donné quelques bons conseils, une carte de Rome avec les quartiers à visiter. Le quartier très proche de la gare Termini, avec toutes les lignes de bus, métro est idéal pour visiter Rome. Immeuble et environ très calme, je conseille vivement, ne pas hésiter à séjourner dans ce logement, chambre très grande, salle de bain vaste...la première nuit il faisait un peu froid, mais Massimo a vite réglé le problème. Même si l appartement semble un peu éloigné de l hyper centre, la gare a 2 minutes concentre de nombreuses lignes de bus, métro, hyper pratique.

The owners and staff were very accommodating, hotel close to main railway station terminus. The room was generous and well appointed, quiet and atmospheric The area is full of restaurants and street life, such as a market every morning and café culture during the night.

One night in Rome

Central to bus and train station quiet location, room spotless and roomy, WiFi free, ensuite, and breakfast optional in cafe over the road. Massimo took time to explain places to visit and provided map of Rome. He Emailed day before for arrival time, we were early and he was here promptly as it was Sunday and we were only arrivals desk was not open all day. Will stay again

Massimo, the manager, is a very pleasant and calm Italian who obviously cares about his customers and is always ready to help. His wife made sure that our room was always clean and well supplied with bathing accessories. The residence is very close to Termini and every conceivable service you might need. An outstanding place

I was vacationing in Rome with my grown son and daughter. I've been to Rome many times so I am familiar with Italian hotels. I was pleasantly surprised with the overall experience at Residenza Praetoria. The hotel is 5 minutes from the Termini station in a quiet residential area. You would not expect a hotel to be in this area. We were greeted by the owner, Massimo. who could not have been nicer. He treated us like family and was genuinely interested in making sure that our stay was positive. He escorted us to an immaculately clean room with 3 very comfortable single beds. During our stay he often asked if there was anything he could do to assist us. With the modest price, I would rate my experience with Praetoria as outstanding. I would recommend this hotel to anyone considering a trip to Rome
