Gîte du Moulin de la Ratte

Nancy welcomes you to an exceptional, characterful 18th-century mill, steeped in history and meticulously restored (once a large-scale mill, of which the imposing waterwheel remains, perfectly visible from the courtyard, along with several outbuildings and the ruins of the old miller's house, located some distance from the cottage). Partially converted into a peaceful holiday retreat, it is nestled on the edge of pastures and meadows in the heart of a small rural hamlet, just a stone's throw from the RCEA (providing easy and direct access to amenities and excursions). This unique and utterly enchanting property is perched on a south-facing hillside, nestled in a bucolic valley of meadows crossed by the Guye (a small, fish-filled river that once powered the mill). During the season, the famous Charolais cows graze on the edge of the garden, and "Pequeno," the family's peaceful pony, lives on the property. A very comfortable cottage. Literally a "mini loft in the countryside." Spacious and bright. A warm, contemporary, industrial-style feel, enhanced by the preservation of an original stone foundation wall. Full of charm. Cozy and comfortable. Private terrace, sunny and shaded (depending on the weather). Pleasant, landscaped garden (shared) with a beautiful heated panoramic swimming pool (8x4m), a trampoline, and a swing. Beautiful unobstructed views of the surrounding rolling countryside. Layout: The cottage is attached to the owners' house (completely independent). Wi-Fi (fiber optic). Wood-fired central heating. Large duplex studio. Raised ground floor (level access via a small path leading up from the courtyard): living room/kitchen/lounge area (double sofa bed, 140x190cm). First floor (5 steps): bedroom area on a mezzanine (double bed 160x200cm), shower room (shower/WC). Private terrace and parking. Shared garden with owners, featuring a heated swimming pool (8x4m), trampoline, and swing. Amenities 8.5 km. Supermarket 9 km. A very comfortable, contemporary "micro loft in the countryside" nestled on a property steeped in history! An authentic, characterful 18th-century mill, fully renovated and restored, boasting a beautiful 4x8m heated swimming pool, nestled within a small rural hamlet in a bucolic "corner of the countryside," just a stone's throw from the RCEA (exit no. 5 at 600m / ideal for easy exploration), and very close to the charming market towns of Buxy (a picturesque medieval town located 8.5 km away) and Givry (located 11 km away), both endowed with a very rich heritage, numerous amenities including supermarkets, and excellent sports and leisure facilities. In the heart of the rolling countryside of the Côtes Chalonnaises (on an area classified as a ZNIEFF for its rich fauna and flora), a delightful preserved setting that is both wine-growing and agricultural, combining vast vineyards, hedged meadows and gentle wild forests, dotted with sites protected in "Natura 2000 Zone" (for the quality of their rich ecosystems), in the very heart of the green Guye valley adjoining the sublime Vaux valley ("the little Switzerland of Chalonnaise"). An interesting location on the routes of the Romanesque churches circuit, several marked trails for "green walks" to be explored on foot or by mountain bike (a very rich network of similar hiking trails is accessible in the area) & the "Route des Grands Vins", 2.5 km from the GR7 & GR76, 6.5 km from a listed "favorite cycling loop" of 14 km (another similar route of 26 km is accessible 8.5 km away), 8 km from the Green Way ("Great loop of southern Burgundy"), 13 km from the EuroVelo6 cycle route (running alongside the famous Canal du Centre) & 24 km from the renowned GTM mountain bike route (Grand Tour of the South Burgundy Massif). At the crossroads of Couchois & the world-renowned vineyards of Côtes de Beaune & Hautes Côtes de Beaune (and the illustrious "Route des Grands Crus"), at the crossroads of Chalonnais, Tournugeois-Clunisois (labeled "Pays d'Art et d'Histoire"), Mâconnais & Charolais-Brionnais (labeled "Pays d'Art et d'Histoire").
