Avoid the crowds, park in your driveway, and walk up the steps to your front door. With a king bed in the master bedroom, a queen bed in the first guest room, and twin beds in the 3rd guest room, this beautiful home sleeps 6 comfortably. This home boasts an open-concept living space, hardwood floors, 14ft ceilings, granite countertops, a washer/ dryer for your convenience, and fantastic neighborhood amenities!
Along the west of 30A, just east of Miramar Beach, you’ll find the luxury gated community that is Cypress Dunes. Here begins the 18-mile bike path that stretches to Rosemary Beach. 30A is a fantastic destination, the beaches are some of the world’s best with sugar-white sand and emerald-green waters. You will find plenty of beach accesses along a 17-mile stretch of Santa Rosa Beach. It boasts unique shopping, fantastic cuisine, and the incredible architecture that makes 30A famous. There are activities for everyone; kayak rentals, bike rentals, paragliding, fishing, golfing, hiking, swimming, tennis -- you'll find it all right here.
The snorkelers in your group will love the new artificial reef called Seahorse Reef, deployed in 2017. Located just 715 feet out from the Topsail Hill Preserve State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Seahorse Reef is at a depth of 13-18 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often. Enjoy!

Beautiful location and facilities! My wife and I thoroughly enjoyed our stay. Everything at this place was amazing. Only negative thing I can say about it was the mattress in the master bedroom is pretty uncomfortable. But outside of that, a perfect location!

Quiet and clean
We loved our girls trip to this neighborhood. It is far from the busyness of seaside but the quiet is nice and the pool is the best feature w an amazing view overlooking the state park. Beach access is kind of a pain with small children.
We loved staying here. It was away from the busyness of most of 30A but quick and easy to get to restaurants. It's a residential neighborhood so it was very quiet. The pool was like a resort pool and the view was beautiful. It was unlike a lot of the pools you'll find along 30A. We didn't mind driving 10-30 minutes to dinner or shopping. We preferred Dune Allen beach as well because it was just so peaceful and without crowds. The layout of the house was also great.
Friends and I recently stayed at the Surfin’ Turtle and had a fabulous experience! This condo was everything we hoped for and more! It was clean, spacious, and conveniently located. We especially loved the screened in porch and the neighborhood infinity pool overlooking the Gulf. The check-in and check-out processes were seamless and the rental company was easy to work with. We would highly recommend this property to anyone looking for a place to stay in the Santa Rosa beach area.
The Whole process could not have been easier and the home/neighborhood was beautiful, clean, and well maintained. The only negative is that there is not direct beach access and parking is limited. If you get up early enough you will not have a problem. We would come back to this property for sure.

A very nice property that is close to the pool and clubhouse
We enjoyed our stay very much. The home was clean and for the time we spent, it worked out well.
Our only slight disappointment was that all the closets have owner locks on them, so there is no place to hang clothing and our family enjoys cooking some of our meals and the kitchen needs to be restocked with complete sets of cookware, kitchen appliances, etc... We would return again, but compared to other properties at Cypress Dunes, this one was lacking all the things we were used to having from past stays.
Overall, we were pleased!
My husband and I extended our Florida stay and booked this property. The community was beautiful and very quiet and peaceful. The pool area was picturesque. The home was comfortable. The screened in porch was a nice bonus. The bed was very comfortable. I think the only thing I noticed and it was not a big deal was that there were some signs of wear to the property. It could use some freshening up but honestly who really cares? It was such a great place to stay! My husband even saw deer eating lily pads when he walked on the neighborhood boardwalk. It is right down the street from Topsail National park and the beach there is one of the prettiest I have ever seen! It was a great stay! Thank you!

First the neighborhood is perfect. Pool area very enjoyable. Due to the state of things right now had been waiting a long time to get out and upon arrival was very disappointed.
Unit was not clean and smelling fresh when walked in. Upon entering counters where not clean well (kitchen), sink was dirty (look like paint was dumped) , top bedding was dirty and dog hair everywhere, couch, top and between sheets. I have allergies so we specifically look to book property with no pets. Toilets did not work properly which based on previous reviews I believe this has been mentioned before. Definitely no Covid Cleaning which Real Joy advertises.
Called property and they had cleaning staff come out the following day. Might add the cleaning staff were great and apologetic. Following that things were okay but certainly did not receive a luxury experience based on what we paid for stay and what was advertised and expected.
My hubby and I had an awesome trip. Our kids backed out on us last minute and we had the 3BR place to ourselves and it was so fun. The home was comfortable, the beach was AMAZING and is just a 3 minute drive down the road. The home is in a VERY nice neighborhood with an awesome pool and workout area. My hubby needs high speed internet and theirs was great for his work!! We also enjoyed using the bikes that were provided. We had a couple of glitches but they were dealt with and we felt heard on all of it. Here are the small issues:
1. The previous tenants had filled the trash to the brim and the subdivision did not pick it up even though it was on the street. However, the management company came and got it promptly!!
2. The AC controller went off for a bit and the management company was about to bring us a fan until it could be investigated, but thankfully it came back on.
3. The TV connection does not work well on the channels, but we played card games instead. More quality human time anyway!!
4. The master shower had a good bit of mold in it. Their home cleaners charge $350 to clean the property and should really have removed it for the price. SHAME ON THEM!! But the management company is taking care of that as well.
ALl in all we had a GREAT time and would stay here again. Realjoy was awesome to work with. : )

Open and honest review to assist future vacationers....Cypress Dunes is a very nice quiet gated community - there are many lots still empty but we experienced no construction in June '20. Pool is wonderful...we often had the space to ourselves...very clean and well maintained. Easy beach access less than 2-3 minutes drive also easy access to groceries stores and Gulf Place. The property itself is very well built...and nicly situated with finished properties either side. However, it does need some TLC.....exterior paint peeling and the screened in porch is only now 85% screened as this needs to be repaired. Inside is spacious and tall ceilings lends further to this...now the not quite as good....ice maker does not work (still as noted on previous review)...most thinks are provided for in the kitchen but a mixed bag of equipment...no cookie sheets for baking. Furniture is starting to show age and does not really fit spaces well...I think people move it around hence why hardwoods in living room are scratched and scuffed. Interior paint is showing its age and has been touched up relatively poorly rather than repainting whole walls if not rooms. We had several light-bulbs out and batteries in some remotes were dead. For some reasons 2 of the closets are locked for owners use...this house is not big in bedroom closet space to begin with...so this is really annoying particularly in the master! To top it off for those of you who remember CRT tube TV's the master has a 15-20 year old Toshiba.....for the sake of $250 at the local Walmart (very convenient 1 mile away) they could provide a 40" + 1080P LCD/LED of any brand. Mattress in the Master bed is firm and not comfy....did not try the others but our kids did not complain so assume these are softer. So in summary nice area....nice sub division...great pool area...tennis...bikes provided....pretty house with great potential BUT needs some TLC and investment to bring up to 4 or 5*.....

Definitely Disappointing
We have stayed in this area 2-3x per year for the last 12 years, & always use VRBO. We have never been disappointed until this stay. We simply would not stay here again. We were so uncomfortable that we even asked for a partial refund so that we could move to a different property, as to not be uncomfortable for a two week trip. We were told no, as it's against the rental agreement. The furniture is extremely uncomfortable. This can be a to each their own thing, but it goes beyond that, for example the dining chairs have no seat cushion left to the point of having large dips. The bed is rock hard. They did bring us a mattress topper & this was much appreciated. The sheets on the bed were dirty & we had to request more because there are no extra sheets or pillows in the home. When we arrived after a long day it was very hot inside, there was no ice, and the ice maker did not work. So, no cold beverage. The ice maker was never fixed during our two week stay. The tv remote no longer worked, We replaced the batteries, this did not help. The property manager did finally replace the remote after several days. The house is extremely bare bones for the price. We were there two weeks and I had to buy hangers to hang up our clothes, there are none, pillows because they were so uncomfortable, an extra blanket, Tupperware, a hair dryer... lots of things that are typically staples at a nice home in this price range. The home is very rough around the edges, needs some attention. We love this neighborhood & would absolutely stay in the neighborhood again but we would not stay at this home again. We did an additional week at a different location in the area, managed by a different company, and the whole process from before check-in to check-out was a dream easy. So having the two experiences back to back, we also would not stay in property managed by RealJoy again either. I never leave bad reviews, things happen, & we typically expect some hiccups & don't mind. This was just not a good experience.
Our stay was amazing! Everything was clean and the communication was so quick and easy. They even had a surprise for us because of our special vacation. Would definitely recommend
The house had plenty of room for 2 adults and 3 teens. The neighborhood pool was beautiful and never crowded. We were disappointed that the ice maker didn't work and there was no cutting board in the kitchen. Beach access is over a mile, so you definitely need bikes or a golf cart.
We love this property and have stayed here before and would stay again. Our only disappointment was how dirty it was. One couldn’t tell the last time someone had ever dusted. Floors were dirty. Bathroom rugs were dirty. Refrigerator was dirty. And the dining chairs are so worn your pretty much sitting in the wood frame. Very uncomfortable
Our first time to this area. Accommodations were excellent. We loved the feeling of a true beach house. Perfect size for our family of six. Bikes available for use. Loved sitting on the porch. Excellent location to beach and main hwy. Pool area very nice as well. Very nice neighborhood and loved the bridges over the water areas.
I loved the open design of the house. Bedrooms in the back were quiet for folks who did not want to stay up late nights. Yet others could enjoy themselves. The floors need some attention. They were generally filthy. Those of us who kick off our shoes noticed how black our feet got walking on the floors. It was like going barefoot in a Jiffy Mart! The chairs around the dining table need to be thrown out. The bottom cushions are gone. You sit in them and you sink 8 inches into a hole. Time to let these go and get something else. We did appreciate having a table that could fit everyone for every meal. Loved the location. Lots to do. Topsail State Park is a real treasure!! The property managers for the house were top notch, very professional and helpful. Thanks again.
The home was much larger than the pictures would indicate. It was quite comfy and we had plenty of room. The property mgmt company was very responsive when we contacted them about the ice maker and the propane tank running low. The property could use a few more kitchen towels and bar supplies, but we were able to pick up what we needed.
