“Back Beach Oasis” is a delightful single-storey family home in Smiths Beach just a comfortable walk from the YCW beach and short drive to the Grand Prix Track and supermarkets, restaurants & cafés of Cowes. Some of the many features of this lovely home are detailed below:

Indoor Areas

The large open plan Living/Dining Room (with smart TV, Blutooth JBL sound bar speaker & wood heater) is a lovely space to relax. The rear-facing Kitchen overlooks the outdoor entertaining area, and provides access to the fully equipped Laundry (with washing machine & clothes dryer). A central hallway leads to Bedroom 1 which has an ensuite (with shower & toilet), Bedrooms 2 and 3 (each with BIR), and a Bathroom (with shower over a bath & toilet). There is also a delightful sunroom (accessed through Bedroom 2 or the front deck).

Outdoor Areas

The rear covered entertaining deck is this home's true Oasis. Featuring a 6-seater covered electric spa, outdoor hot/cold water shower, Weber Family Q BBQ, and outdoor table & seating for 8 people. The fully enclosed rear and front yards are perfect for children and pets alike. The front covered deck (with seating for 2) looks over the tranquil front garden. There is a double Garage (with table tennis table) and space in front of the Garage to park up to 4 vehicles (cars and/or a boat) on the property.

Please note there is a security camera in the driveway. It does not view any private areas in the home.

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso pod coffee machine, toaster, kettle, etc. plus a double sink, fridge, dishwasher, electric oven and cook top.

Heating/Cooling Systems

There is a wall mounted reverse cycle airconditioner in the Living/Dining room as well as a Coonara style wood heater (some wood provided to get you started), wall mounted electric heating in all bedrooms, plus three additional stand-alone fans which can be used where required.

Bedding Configuration

This home has 5 beds, accommodating up to 8 guests:

Bedroom 1: One Queen bed
Bedroom 2: One Queen bed
Bedroom 3: One Tri-bunk and one Single bed

Please note: The Tri-bunk has a double bed base with a single bed above it.

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies. All bookings are subject to approval, pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory.
