20 minutes drive/7 kms to Spoleto historic centre, on a good road that winds its way up through the most heavenly scenery. Leaving the tiny fairy-tale city sprawled below, fringed by mountains and a scattering of olive groves, you arrive at your destination – 2 villas next door to each other, each surrounded by its own private land – mountains all around, valleys below, nightingales singing. This is Heaven!
The large fresh water pool with WC is for your exclusive use. It is 16 X 8 metres with steps.
We also own the mountain, so while you are in residence, the land around you is, in effect, private to you and the other guests ! Further, there are many rambling trails all over the immediate area, where every so often you will come across a hammock and/or swings. Great territory for kids to explore and all safe.
A particular point of interest is our small farmyard in an adjoining field where we keep peacocks, hens, goats and horses. Not to mention the sheep, cows and muscular mules bearing logs in the surrounding fields and lanes. Fruit orchards, olive groves and sunflower fields abound. Wild flowers are cultivated to maintain the bee population. Here, you are in a totally natural environment. And the owner will often leave a few fresh veg on your door step!
The interiors of both villas are high quality spec. They are minimalist - in tune with the modesty of St Francis who stayed in La Romantica way back when it was a hermitage, it being at the top point of his travels between Assisi and Rieti - but, adequately furnished and well equipped for a comfortable stay. The kitchens are fitted alongside one wall of the sitting/dining rooms and are fully equipped with microwaves, toasters, ovens, fridges etc.
The immense private grounds mean you can walk for hours in any direction, passing tiny villages hither and thither.

LA PASSIONATA – sleeps 26 to 35
This villa/120 sq mts has 5 self-catering apts. And in total, there are 11 double/triple bedrooms, 9 bathrooms, some with tubs, 5 sitting/dining rooms, 1 of which is enormous, 3 of which are very large, 1 of which is medium, all with fully fitted kitchens, washing machines and dish washers.
Ideally, it sleep 22 persons in bedrooms. However, it can sleep many more, especially if children sleep dormitory style in the large bedrooms and sofa beds.
There are large private patio areas and balconies, designated to each of the apartments, with plenty of tables and parasols etc for al fresco eating, all looking onto the magnificent scenery all around. From the villa, there are amazing panoramic views towards Assisi that stretch over valleys, mediaeval hill-top towns, olive groves and vineyards, all the way to a seeming infinity !
Also, you can picnic anywhere you choose in the extensive grounds. You can lounge around the pool, next to which is a toilet. And, you can chill out exactly where the mood takes you - there is no end of space in the acres surrounding you for those who wish to "get away" and be reclusive, as well as all the communal areas immediately outside the apartments and around the pool.
LA ROMANTICA – sleeps 12 to 15
This was THE resting place of St Francis when he journeyed between Assisi and Rieti.
A restored hermitage at the highest point between Assisi and Rieti on the famous San Franciscan trail.
Complete with dish-washer, 3 washing machines, 2 fully fitted kitchens with hob, oven, fridge-freezer, dish washer + 2 kitchenettes + WiFi.
While it sleep 12 persons in beds, it can sleep up to 15 persons, if there are several children who can sleep dormitory style.
Large rustic 15C stone cottage, well equipped, divided into 2 self-contained, semi-detached halves, each with its own private entrance + staircase.
In total, there are :
6 double/triple bedrooms (4 on the upper floor and 2 on the ground floor),
4 shower rooms (2 on the upper floor - 1 on each side of the house, and, 2 on the ground floor, 1 on each side of the house),
1 fully fitted kitchen + 3 kitchenettes : 2 kitchenettes attached to each of the 2 bedrooms on either side of the upper house, 1 kitchenette in a utility room on the ground floor, plus a fully fitted galley kitchen, directly off the dining room, which seats 12, on the ground floor.
In the summer evenings, our guests often make "camp fires" at the front of the house, where there is also a large BBQ.
Very tranquil environment - although you can make as much noise as you want.
7 miles from central Spoleto, above Bazzano Superiore, on the side of Spoleto towards Assisi, so, an excellent location for sight-seeing.
One of the villas's most impressive features is the spectacular location, with sweeping views on either side of its ridge, plus acres of private land. Huge fenced private garden, exclusively for your use.
La Romantic was originally a hermitage, where St Francis stayed on his regular pilgrimages between Assisi and Rieti. Centuries later, it is an immaculately restored, large, stone cottage, attention having been paid to the tiniest of details. Antique cupboards and doors, riddled with worm-holes, have been carefully and lovingly preserved, restored and polished, the ancient cupboards having been “bastardised” with old glass panes – absolute works of Art. And, absolutely, no worms!
The original old doors hang drunkenly from their frames. At the same time, everything is in perfect working order. You will be amazed at the standards that the excellent crafts men have achieved, skills gained after years and years of restoring, churches, monasteries and honed to perfection.
The grounds open directly onto the common area of the private mountain, offering miles and miles of stunning walks. And, what better place to start with than La Forca, the midway point between Rieti and Assisi, immediately in front of the gateway to your house and the oldest pilgrim track in Umbria.
In search of a spiritual experience?
At the gate-way of La Romantica, marked by the huge, holy stone, is the famous point of Valico dei Pellegrini ie the highest point that St Francis and the pilgrims reached on their journey between Assisi and Rieti. This “St Francis” trail is 70 miles long and is the most ancient religious trail in Umbria. Indeed, there are many, many marked pilgrim tracks that lead for miles, criss-crossing each other over the mountains that seem to go on forever. Fantastic, if you enjoy rambling or hiking! And you can start right outside your door!
Staying in La Romantica is to stay in a magical, mystical place, absolutely teeming with memories and stories of love and devotion to God. Whether or not you are a believer, you cannot fail to be moved by the atmosphere of this most wondrous of places that is, seemingly, on top of the world.
Surrounded by the most spectacular of landscapes, steeped in history, you will follow in the footsteps of the pilgrims, who have trodden these paths since time began as they journeyed from 1 holy city to the next, stopping to pray at every shrine along the way.
Easy access to all the Umbrian “hot spots”…
Ville Sole Vino is above Bazzano Superiore, one of the most sought after villages to live in outside of Spoleto. Although both villas are higher than Bazzano Superiore, it is quicker to get everywhere from La Romantica at the top, because of the short lane that connects you to the Flaminia. This lane, the very lane St Francis trod, passes directly in front of your gateway that opens onto the long driveway to your front door.
The Flaminia -just 2 minutes drive away - leads directly to all the Umbrian “hot-spots”. You could be driving on the Valnerina within 20 minutes, from where you can easily go to Norcia and the Gran Piano or to the Adriatic, passing a myriad of hill-top towns on the way. Or, in the opposite direction, you could be in central Spoleto in 20 minutes. Rome is a mere 1 hour and 20 minutes by train from Spoleto. Further, it is a mere hop, skip and a jump to Assisi, Perugia, Orvieto, Spello, Gubbio, Todi, Trevi, Montefalco and Bevagna.
Whichever way you choose to go, Assisi, Perugia, Orvieto, Trevi, Foligno…. are all within a 45 minutes drive. And, the territory that you pass through is mind-blowingly beautiful. After all, the Umbrian countryside is what dreams are made of.
There are many great restaurants and pizzarias in the area, all excellent and great value.
EVENTS AND ACTIVITIES -
Our in house chef is for hire at reasonable rates to give cooking lessons – set rates for a 5 course meal, including wine. And/or, aimed at children, at a time to suit you and their bedtimes, he can teach pizza and pasta making either at our villa or in his restaurant in Spoleto central ! Or, he can be your chef at home to prepare simple meals, a pizza party besides the pool or a fantastic feast !
There is pony trekking, white water rafting, fishing, tennis, padel, tennis + 10 pin bowling available, if you are the sporty type, in the nearby vicinity.
You can visit the largest waterfalls in Europe, Marmory Falls, and walk up and down them – 15 miles away.
You can also hire bikes from a local shop in central Spoleto – there are some great (and, very easy !) bike-riding trails, on the flat, following the river, all the way to Assisi or along the Valnerina.
