Guests enjoy private access to the entire home, fenced backyard, and listed amenities. Convenient self-check-in allows for a seamless arrival.

We respect your privacy and will not be present during your stay, but our team is available by message should you need assistance.

Important Property Information:

Seasonal Pool: The solar-heated cowboy pool is weather-dependent and typically unavailable November through February. Water temperatures are not guaranteed. Please confirm seasonal availability before booking.

Security: Exterior security cameras monitor the property's perimeter and outdoor areas. No cameras are located inside the home.

House Rules & Rental Policies:

We ask all guests to respect the property, neighboring residents, and the following guidelines:

- Maximum occupancy: 12 registered guests.
- Additional visitors and gatherings require prior approval.
- No unauthorized parties, events, or commercial photography.
- Quiet hours: 10 PM–7 AM.
- Do not obstruct neighboring driveways, streets, or access points.
- No fireworks or unlawful activities.

Violations may result in fees or termination of the reservation, subject to applicable law and rental terms.

Pet Policy:

We welcome approved dogs under the following conditions:

- Maximum of 3 dogs, all disclosed and approved/listed on reservation before arrival.
- Dogs must be housebroken and kept off furniture and beds.
- Dogs must be crated when left unattended indoors and may not be left unattended outdoors.
- Dogs must be leashed outside fenced areas and have current rabies vaccinations as required by law.
- Breed restrictions apply; please confirm approval before booking.
- Other pets require prior written approval.
- All pet waste must be collected and properly disposed of before checkout.

Pet-related fees:

- Undeclared dogs: $75 per animal
- Failure to remove pet waste: $200

Smoking & Property Care:

Smoking, vaping, and electronic cigarettes are prohibited inside the home.

- Smoking violation: $500
- Additional odor-removal cleaning, when necessary: $200
- Guests are responsible for property damage and applicable excess cleaning expenses.


Pool Safety:
The cowboy pool is intended for relaxation and cooling off. Diving is strictly prohibited. Children must be supervised by an adult at all times near the pool. No lifeguard is provided; use is at your own risk.

Checkout Instructions

Before departure, please:

1. Remove household trash and place it in outdoor bins.
2. Load and start the dishwasher.
3. Turn off lights, fans, and televisions.
4. Replace the pool cover or store it in the garage as instructed.
5. Remove and properly dispose of all pet waste.
6. Secure doors and windows and collect personal belongings.

Failure to complete required checkout tasks may result in an additional cleaning fee of up to $200. A $125 shipping fee applies to forgotten items guests request to have returned.

Reservations & Additional Terms

- Security Deposit: A refundable deposit of up to $1,500 may be required depending on reservation circumstances.
- Cancellations: Subject to the cancellation policy selected at the time of booking.
- Damages: Guests are financially responsible for damage to the home, furnishings, and amenities.
- Maintenance: Please report concerns promptly. We will make reasonable efforts to resolve issues quickly. Equipment failures and utility outages do not automatically qualify for refunds.
- Rental Use: The property is for temporary vacation accommodations only. Subletting and permanent residency are prohibited.
