We thoroughly enjoyed our time staying at Wayan’s property. The pool is stunning and the location is great. It’s not the fanciest place ever, but think about what you’re paying — you really can’t beat it for value. We have no hesitation in recommending this place to other guests.
We look forward to returning.

Not Too Clean, Crazy Neighbor
Cleanliness could have been better, as blankets and shower curtain didn't appear to be washed in a while. Bathroom smelled and water didn't drain properly leaving large puddles on the floor afterward. Owner of neighboring property was listening to his phone loudly, pretended to not understand English when we politely asked if he could turn it down and became irate and threatening when I offered him some headphones. I believe he is the cousin of Wayan, the owner of Tanah Semujan. Didn't accept credit card so had to scooter to nearby ATM which fortunately had a high daily limit of 2.5M rupiah. On the plus side, breakfast on the balcony was nice as was the location within walking distance to Ubud central and monkey forest.

Cannot Recommend
The sheets were stained, there was still trash from the last occupant in the room and the door wouldn't lock. The owners' response to my request for new sheets was they didn't have any other sets of sheets - they were all in the laundry. The biggest issue was the inability to lock the door; there was no offered solution for this besides the owner's wife holding the door from the outside while I locked it from the inside. It would have been a hilarious monty python sketch except it was pretty late and I was jet lagged. So mostly I was just concerned for my safety. Upon further investigation, this same place is listed on booking.com and the last review stated the same issue with the door. Which demonstrated that the property knew about the door but hadn't managed to fix the problem. In either case, I ended up staying somewhere else... I appreciate VRBO's support staff's efforts to assist me with this despite it requiring at least 5 international phone calls. I would not stay at this property again, neither can i recommend it in good conscience
This was the perfect hotel in a great location. It was quiet at night but close enough to the center of Ubud. I would 100% stay here again.

Cosy family hotel
Cosy little hotel with pool just a short walk from the main street. Wayan and hos family are great hosts. A really good breakfast is served on the balcony every morning :)
The bed was amazing, soft and cosy. We have been travelling for 4 months and this was the first time sleeping felt as good as at home.
Many pretty good restaurants down the street which was great when we didn’t want to go for a long walk in the evening monsoon rain.
The downsides:
- Wi-fi isn’t very reliable. Sometimes superfast, other times barely working at all.
- The shower isn’t reliable either. Most of the times we only had burning hot water, way to hot to shower in.
This was a lovely, quiet hotel, in the center of things but set back from the noise. Wayan and his family made our stay particularly lovely- there were so nice and made sure we were taken care of. I would not hesitate to stay here again!
Fantastic place to stay in Ubud! Not a terrible walk from all of the action and shops if you don’t mind walking. The room was very clean and accommodating and the hosts were fantastic! Truly will come back here just because of the amazing hospitality and friendly service.

This was a quaint property off the main road. Walking to town center took about 15 minutes. The owners of this property were very kind, attentive and helpful. He helped arrange transport and gave great advice on places to see.
Ruime kamer en is schoon. Eigenaar is super aardig.
Great little hotel in a nice quiet location. Room was really clean with a comfortable bed and good air con. Shower pressure a bit weak but not an issue! Breakfast served every morning on your balcony made by the owner which was really good! Walking distance to everything, including rice fields and monkey forest.
I stayed at Tanah Semujan guesthouse for eight nights and had a great experience. It is a nice spot if you’re after something a little quieter, but still in walking distance of Ubud’s attractions and happenings. Wayan is great, and was consistently attentive and helpful. Breakfasts were yummy!! Will be back again.
Place was ok for the price, but I depend on internet for my business and wifi was very poor. Also very hard to lock the door had to leave it unlocked the first night. Decided to not book anymore nights and stayed somewhere else down the road. Breakfast was good, owners were great.
I booked and paid for 3 nights in this hotel. But left after the first night. I preferred to lose the money, instead of staying there another 2 nights.
Why?
1. When checking in - I had to wait for more than half an hour till someone showed up.
2. Pillows and mattress were very smelly - smelled like old sweat.
3. Internet so slow - completely useless.
4. Shower a disaster: water was either very hot or very cold - regardless of what you choose - suddenly the water temperature changes from freezing cold to very hot, and some seconds later back to freezing cold.
5. The worst: the location: right beside it is a hostel with an open bar - the whole afternoon and evening you hear very loud music.
Mukava ja rauhallinen pikkuhotelli Ubudissa. Plussina maukas aamiainen, tilava hotellihuone ja ystävällinen omistaja. Hotellin wifi pätki usein, mutta pullonkaulana on ilmeisesti operaattorin runkoverkko...
Great place, calm and quite. The staff are very freendly and helpfull. The poll are great. Everything its clean. We have many days there and is very nice.

Good. But need to walk a bit to get to the main road area. Overall, good place to stay.
I really liked the atmosphere here, but the one thing that really distracted from my trip was the fact that the bedding smelled terrible. I could tell the sheets were clean but the pillows and mattress just smelled like a sweaty man, and really need to be thrown away. I didnt really have a good sleep here as the sweaty pillow smell was too distracting, I ended up putting towels down to protect my face and body from it. The room itself smells musty and damp.
I wish I had a more positive review because the building and the people that work here were beautiful and welcoming but I didn't enjoy my stay because of the unhygienic bedding.
We had a great stay overall. We were close to restaurants, the monkey forest and one of the main streets in town with many tourist spots nearby. The owner also offered himself as a driver for a fee and took us to many temples and other places, giving us whatever time we needed at each location. The only thing we noticed was the bath tub tile was crumbling on the side by the wall and the shower was hard to keep at a comfortable temperature (either cool or super hot) but since it's warm weather the cool water felt best. I would recommend it!
We read some great reviews and decided to book this hotel online for 2 nights but were utterly disappointed and had a terrible night there.
We arived around 8pm and there was no one for the check in. After about 45 mins waiting, another guest gave us the owner's cell number who gave us guidance via whatsapp to do a self check-in. The room was in the middle in the ground floor and looked nice but had a very strong humidity smell... We have had smelly rooms in Indonesia but this was something much stronger and in the entire room, not just the bathroom.
After asking if there was another room available, we were told there wasn't and immediately got told we could cancel the reservation and change hotels. What would have really made a difference for us is someone helping us with the smell in the room but there was nobody to help. By now it was around 11pm and with nowhere else to go we decided to sleep with the door and windows open which almost made it bearable.
The next morning we woke up around 7am to the sounds of the construction site in front of the hotel but despite the noise it was better to keep everything open due to the smell. Around 9am the owner came by and apologized arguing this particular room had no sunlight and got very humid when it rained... What I told him is, if he knew the room could smell so bad, he shouldn't let it be rented. We were refunded with no hassle for the second night and left for another hotel.
