Great place to stay , yes place is outdated but im sure most place in this area are. Staff was friendly and informative, always responsive and supportive. Would recommend 6min walk from water taxi that drops you off from airport. Everything within walking distance. Thank you staff for wonderful experience.

Upstairs from luxury shops in a designer showroom district, very close to Piazza San Marco, the location is unbeatable. The staff is warmly friendly and the decor is imaginative and has a vibe of traditional Venice. It is only fair to warn that it is not a full service hotel—the hosts are only there a few hours every day (in the morning) and there is no breakfast. You must take up your luggage yourself up multiple flights of stairs. I have stayed here twice and enjoyed each stay at this hidden gem, but as I get older, I probably won’t come a third time.

The room was beyond below standard. The room was really dirty, the shower head was broken, the linen and pillows were older than my grandparents. No lift and had to carry luggage’s and stroller back and forth to the 3rd floor.
