The property is two-storey with large lounge/living room, dining room, large kitchen and bathroom downstairs. Upstairs are the main bedroom and second bedroom. Also a work space/desk.
Access is down Murphy's Lane (just off Fletcher Street). There is a carport right next to the cottage.
The home is just a few doors away from the Wentworth Falls Conservation Hut. This means you have direct access (with absolutely no driving needed) to some of the best hiking trails in the Blue Mountains. Empress Falls and Canyon are on your doorstep, along with famous lookouts like Queen Victoria, Lyrebird Lookout and others. A hiking trail down to Wentworth Falls also starts just a few footsteps away.
Wentworth Falls Village is just 5 minutes away, and Leura Mall is just 6 minutes away by car.
A unique Blue mountains stay because you don't have to get in your car to go see a lookout or waterfall or nature trail - simply step out of your door and onto the track.
You have your own dedicated undercover parking and private entrance.
Leura Mall and Woolworths grocery store is a 5 minute drive.
The cottage has been recently and fully renovated. It is a private and beautiful oasis of luxury perched on the side of the Blue Mountains National Park/Jamison Valley. Hiking trails are only a few steps away from your front door. It is a unique place of privacy, history and luxury.
GENERAL: General house information and rules found in the house must be followed. It is the Primary Guest’s (the person making the booking) to ensure that these rules are followed by all guests.
NUMBER OF GUESTS: The number of overnight guests must not exceed the number listed on your booking and confirmation - our insurance wont cover undeclared guests, including day visitors. Guest who are not declared will incur a $100/person/night additional fee. The number of guests may be exceeded only by the sole discretion and express consent of the Host.
PARKING: The home is on a quiet and narrow country lane. You have a dedicated covered carport for one car, If you have a second car, please do not park it on the lane - use Fletcher street about 100m away
HEATING:
Last winter it unfortunately cost us about $300 a weekend to host, because guests would check out and leave heating on and windows open. Please close windows if heating is on.,Turn heater of if you go out for more than 2 hours, and turn it off when you leave. If you leave it on we will unfortunately have to pass the cost on and will invoice an additional $200
NOISE: The use of PA or speaker systems is prohibited and music is not to be played outdoors after 8pm. Loud music (that can be heard outside the house) may not be played indoors after 10pm. Complaints from neighbours may result in eviction and/or forfeiture of your security deposit,.
FIREPLACES: Fires may only be lit in the library or the lounge fireplace. We will provide a full basket of wood, which is enough for 2 nights, Please don't use wood from the garden - it has gum which damages the historic chimney.
FIREPIT: Outdoor fires may only be lit in the designated fire pit and only when fires are permitted by local authorities. Fires must never, ever be left unattended under any circumstance. We are right next to the national park ,and embers can be devastating
PETS: we love animals, but Carramar is also a home to a family of wild ducks flock of Rosellas, a village of possums, a breeding pair of king parrots, and sometimes a lyrebird pair moved in. Dogs or cats or other domestic animals are not permitted at the Coach House . It is not fenced, and their urine scares off the wildlife. we et a. dog stay and have not seen the ducklings again since then
FURNITURE: Please do not move furniture – damage to floors and furniture may result in a deduction from the security deposit. Guests must not move any indoor furniture outside.
RUBBISH: Please use the rubbish bins provided at the property (yellow bin for recycling, red bin for normal garbage). Excess rubbish must be removed from the property, or a removal cost will be deducted from the security deposit.
NEIGHBOURS: The peace and privacy of our neighbours is very important to us. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund.
SMOKING: Carramar Estate is a strictly non-smoking location.
CHECK-IN AND CHECK-OUT: Check-in time is not before 3pm on the arrival date. Check-out time is no later than 10am on your departure date unless prior arrangements have been made.
KEYS: You are responsible for the safekeeping and replacement of house keys. Please leave the key in the lockbox when you depart. Failure to return keys will incur a fee of not less than $300.
DAMAGE & THEFT: You are responsible for damage, breakages, theft and loss at the property. You must notify us of this immediately. The Host may recover repair or replacement costs.
BBQ: Please ensure the gas bottle is turned off after every use. Please wipe down the BBQ plate prior to your departure.
CLEANING: Before departure, please run the dishwasher with any last minute cups/plates etc. Extra cleaning charges and rubbish disposal fees may be incurred in the case of abnormal cleaning requirements. This will be deducted from the security bond.
PROBLEMS OR COMPLAINTS: In the event of any problem or complaint, please inform us at the earliest opportunity so we can rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
SURVEILLANCE CAMERA: A CCTV Camera is located at the front door and footage may be reviewed and charges applied for additional guests. Turning off, covering or tampering with the cameras in any way will result in eviction from the property and forfeiture of your security deposit.
