"My family absolutely loved our stay. Greeted with a smile and a warm hug. A very clean, quiet villa on the countryside away from the hustle and bustle of downtown Rome. There are multiple train stations near the area my family used to go into downtown Rome to enjoy the sites. Was nice to catch the train back nd spend time drinking wine and eating cheeses in the garden area. Kids loved the space and the grounds around the home. Planning on retuning in the near future "

"Large family group with 8 adults and one infant. The villa was fabulous and very spacious and very well suited to the adults. A little challenging for the infant but we knew that from the accurate depiction. Very helpful team during stay and the cleaner on the middle weekend did a fabulous job."

"Abbiamo prenotato la struttura last minute per il nostro viaggio dei 100 giorni. Roberto è stato gentilissimo, la struttura è molto grande, pulitissima e dotata di ogni comfort. Siamo stati veramente bene e abbiamo passato 3 giorni indimenticabili. Arrivarci è anche velocissimo, arrivando da Roma abbiamo preso subito il raccordo, cassia ed effettivamente dentro la campagna viene fatto 1km con tutta strada asfaltata. "The house and grounds are beautifully kept, there is everything that you need for a fabulous holiday. The pool is massive and the surrounding area is perfect for lounging. The house itself is huge and plenty of space to find a quiet corner. There’s table tennis, table football, volleyball if you are feeling sporty. Just perfect"

"We had a lovely stay at Grand Hotel San Gemini! It’s a beautifully renovated hotel with great attention to detail, located in a fantastic spot right in the old town—peaceful, quiet, and full of charm. Free parking just a few meters away was a big plus. The bed was very comfortable, and the overall atmosphere of the hotel was warm and welcoming. The staff were incredibly kind and helpful, always ready and happy to assist. The highlight for us was definitely the swimming pool—absolutely fantastic, surrounded by greenery and perfect for relaxing on a hot day. Highly recommended!."

"Lovely old character building in a nice quiet area. Staff very friendly and helpful. Breakfast and coffee really nice. A great place to unwind and relax. Beds very comfortable and large rooms with plenty of space. Just short on plug sockets for the all important phone charging. Dog friendly so you can bring your best four-legged friend with you too. Just relax and enjoy. "

"Third stay here and the place just gets better. Unlike other hotels that get tired and worn out - this one is always maintained very well and repairs that need doing are done - not left to get worse. Staff are brilliant and friendly. Restaurant and continental breakfast very good. Close to A1 so easy to get anywhere around. Pool and sun terrace are a big bonus and the pool is on site just a short walk from the main entrance not 1km away, like some hotels claiming they have pool access. All in all a great place for a relaxing break in Umbria and close enough to Rome for day trips. 1hr 10min drive to Rome or train from nearby station 40mins and very cheap. Highly recommended. "
