We can sleep a total of 16 in real beds or 9 individuals WITHOUT sharing beds. We also have two roll-away beds and two queen air mattresses. Beautifully designed, single-level, private home in an upscale neighborhood. Just 9 miles/15 minutes or $15-$25 UBER to Downtown Dallas/KBH convention center. Within 5 minutes to shopping, Starbucks, restaurants, grocery stores, entertainment, golf, tennis, movie theaters, gyms, and so much more. Only 25 minutes to DFW airport and 20 minutes to Love Field. Parking for up to 7 cars! Hard to beat the comfort, convenience, and location of this home.

THE SPACE: Designed for entertaining, the HUGE open floor plan is ideal for large groups. Plenty of seating with a massive leather sectional, 65` 4K television, and high-speed internet. The bar is equipped with an ice-maker, wine fridge, and Bluetooth speaker. You can mingle around the bar, play Billiards, or enjoy outdoor activities like ping pong and corn hole.

5 BEDROOMS: Large master suite is large and comfortable with a king bed and a 55` 4K HDTV. Two-person shower with two regular showerheads and a third, rain shower head. Completed with dual vanities and a walk-in closet. All bedrooms have ceiling fans, TV, and super comfortable beds. Direct access to bathrooms from 3 bedrooms. The other 2 bedrooms access the bathroom with the jet tub and shower via the hall.

KITCHEN & DINING: Spacious, FULLY EQUIPPED kitchen allows for numerous people to prepare meals and includes a dual fuel KitchenAid 36` range. Two dining rooms with plentiful seating for 15. Extra fridge in the garage.

OUTDOOR: The HEATED pool has LED lighting and a maximum depth of around 5.5 feet, making it kid-friendly. The pool can be heated for an additional $150 per day with a two-day minimum. It cannot be heated if the temperature is below 45 degrees. Top of the line 8 person spa. Lots of outdoor seating and dining are complemented with TV. Has both a gas grill and a charcoal grill.

Suitable for the handicapped. No steps in the home when entering from the driveway.

The entire home is for you. All adult guests are required to sign a liability waiver. Only guests who are on the liability waiver are permitted on the property. Non registered guest will result in a $100 fee per person each day. Heating the pool is $150 per day with a 2 day minimum. Spa is always open and free.

We are always available via call/text or the `Ring Doorbell`. We live only 2 miles from the home so I can quickly be on site if needed. The entrances to the home are monitored and recorded for the protection of both the host and the guest.

The security camera monitors the front door and back gate access. The pool cannot be heated in January-February or if the temperature is below 45 degrees during your stay.

We supply THREE rolls of toilet paper per restroom. If you use it all and you need more, then you will need to utilize the grocery store nearby.

The basic pricing is per night, based on 14 guests. Each additional guest is $50 per night. This is automatically calculated when you book for the correct number of guests.
1. The pool is open year-round but can not be heated if the outside temperature drops below 45 degrees at any time during your stay.

2. It is $150 per day with a two-day minimum to heat the pool, and we need at least two days prior notice.

3. NO SMOKING inside or outside. If the home smells like smoke at checkout, there is an additional flat $500 cleaning fee.

4. We must be mindful of the neighbors when outside. OUTDOOR QUITE TIME starts at 10 pm Sunday to Thursday and midnight Friday and Saturday. General respect for our neighbors is appreciated, even during the day.

5. Be honest with your host. You must be 30 years old to book. Only the guests on the reservation are allowed on the property unless prior arrangements are made with the host. Non-authorized guests or visitors are subject to a charge of $100 per day, and you may be asked to leave the property for rule violations

6. Parking is restricted to the property`s garage and driveways. Should you have to park on the street, please be mindful of the neighbors.

7. Checkout is mandatory at 11:00 am. $50 for every 30 minutes after 11:00 am will be charged unless prior arrangements have been made with the host. We accommodate our arriving guests with a noon baggage drop so we can not do both late checkout and accommodate our arriving guests. Your cooperation is appreciated.
8. If early check-in is possible it is complementary starting at 2:00 pm and $50 per hour before that time

9. Check-out instructions: Take all trash out, start the dishwasher, and turn off lights. Start a load of towels. Adjust the thermostat AC to 75 and heat 65.

10. Yard and pool maintenance may come during your stay without further notification.
