"We had a great stay for an 80th birthday celebration. Clean, spacious house with large kitchen and dining area. Bikes and water toys were fun for the kids. Large deck to gather for sunset. Community pool was an added bonus for the really hot days!"

"We loved our stay at Boyce Cottage! The location is gorgeous. You can easily access Warsaw, Lewisetta Marina, Montrose, and more. The house is really comfortable with tons of extras like kayaks, a canoe, games, grill, and more. The kitchen has all the tools and equipment you need. The owner is super responsive and helpful. We will definitely return."

"We had a wonderful time at this house celebrating our parents 90th birthdays. We had 21 adults and 2 children. There was sleeping room for all with a lot of convertible couches/chairs for extra beds. The kitchen and dining areas accommodated our large group very well. Best of all was the direct access to the beach. We enjoyed sunrises, sunsets and water activities. The screened porch looks directly out to the water which was a nice spot for those who wanted to stay out of the sun.The owner was extremely responsive in answering any questions we had."

The pleasant weather allowed us to indulge in relaxing poolside activities, such as lounging, playing games, and floating in the pool. The property's amenities, including a well-appointed kitchenette with a stocked Keurig coffee bar, enabled us to effortlessly prepare breakfast and lunch. For dinner, we found great options in Tappahannock, Esther was very responsive to answer any questions and made us feel very welcome. We’d love to go back"

"Property was everything we wanted for a get away. House was very well appointed and had everything we needed. Water was refreshing until the jellyfish decided to pay us a visit. Neighborhood was so quiet. We took morning and evening walks with our dog and she loved it. Saw the occasional deer and rabbit.Kathy was so easy to communicate with. Can't wait to come back!"
