    A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.

    EARLY CHECK-IN / LATE CHECK-OUT
    · We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!

    LOST ITEMS
    · We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.

    MAIL & PACKAGES
    · Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.

    MAINTENANCE & REPAIRS
    · We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.

    ADDITIONAL GUEST FEE
    · There is a small nightly fee for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 2 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
    · All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.

    GUEST SCREENING
    · Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

Gather used towels
Remove personal items, remove leftover food and drinks, and take out the trash
Turn off the lights and lock the doors
- Leave all used bath towels on the bathroom floor. - Place TV remotes back where they belong. - Close any windows (if opened), turn off all lights, lock the entrance doors.
- If you bring a pet, please clean up all droppings in the front and back yard before check-out. A $75 yard cleaning fee will apply if any waste is left behind.
- Bag all the garbage and make sure to double-tie all bags. - Do a final walk-thru to check for personal belongings. Please send us a quick message when head out so we can alert our cleaners.
Failure to complete these may result in a negative review from the host.

This is a very cute, nice house that has everything you need. It is great for long stays - the kitchen is well stocked, the bedrooms are very nice with lots of storage/ closet space, and there is a laundry in the basement, along with a desk/office area if you need to work from home. The yard is awesome - it is very large with a nice tree and some chairs and a table to sit at. We had two people staying here with our three dogs and it was great. The only thing that would make this perfect is if the yard was fully fenced.

This is a 900sq.ft. house. Kitchen is tiny. Dining table will only seat 6. There is only 1 couch to sit on in living room. There is mold growing on the ceiling & walls in main bathroom. the basement was designed & finished by a person who knew nothing about what they were doing. The downstairs shower is in 1 room, you have to go down the hall for the toilet facilities. I am sure the basement windows do not meet code & have reported that to the City of Edmonton Bylaw who will be doing an investigation. Found dirty utensils in the drawers and dirt & food particles around the microwave. Not a great stay
