Watauga Riverfront Estate – 5 King Suites, Hot Tub & Theater

Welcome to Watauga Riverbend, a private 6,900-square-foot estate located directly on the Watauga River, with approximately 450 feet of beautiful river frontage.

Designed for families and groups traveling together, the home features five spacious king suites, each with its own private bathroom. Large windows showcase the river throughout the home, while covered decks, patios, and outdoor gathering areas provide peaceful places to relax, dine, and enjoy the waterfront setting.

Inside, guests can enjoy the home theater, pool table, shuffleboard, foosball, four gas fireplaces, and a well-equipped kitchen. Outside, the estate offers a hot tub, fire pit, spacious lawn, and direct access to the Watauga River.

The home accommodates up to 14 registered overnight guests. Each of the five bedroom suites includes a king bed and private full bathroom. The approximately 700-square-foot upper suite also includes two twin beds and a sitting area. A queen sleeper sofa provides additional sleeping space on the main level. The home has five full bathrooms and one half bathroom.

ACCESSIBILITY

A stair-free entrance provides wheelchair access to the main floor, including the living areas, kitchen, and a first-floor bedroom and bathroom. The upper floors require stairs and there is no elevator.

FAMILIES AND GROUPS

Watauga Riverbend is an exceptional setting for family vacations, milestone birthdays, fishing trips, wedding-party lodging, and visits to Johnson City, Elizabethton, Bristol, and the surrounding Tri-Cities.

Ordinary daytime visits from friends and family are welcome as long as the gathering remains within normal residential use and overnight occupancy does not exceed 14 registered guests.

WEDDINGS AND SPECIAL EVENTS

We warmly welcome weddings, receptions, rehearsal dinners, and other approved celebrations at Watauga Riverbend. With its extraordinary riverfront setting, spacious estate, covered pavilion, and beautiful indoor and outdoor gathering areas, the property offers one of East Tennessee’s most distinctive settings for a truly memorable event.

The standard lodging reservation permits up to 14 registered overnight guests and no more than 20 people total at the property at one time. The 20-person limit includes all overnight guests and daytime visitors.

Properly planned and approved weddings may accommodate up to 120 people. Arrangements are available with the neighboring church for additional event parking.

Weddings and other organized events are not included with a standard lodging reservation. Every event requires advance written approval, a separate event agreement, additional venue fees, applicable insurance, and an approved plan for parking, vendors, alcohol, security, and cleanup. Please contact the host through Vrbo before booking so we can discuss your celebration and prepare the appropriate event package.

PRIVACY AND HOST AVAILABILITY

Guests receive private use of the entire main house and all guest amenities shown in the listing. There are no shared indoor guest spaces.

I maintain a completely separate adjoining apartment and office and may occasionally be present during the day or overnight. Guest privacy always comes first. I keep to myself unless assistance is requested, but I am nearby and happy to help with the property, Wi-Fi, television, local recommendations, or fishing information.

MEET LUCKY

Lucky is our friendly resident outdoor cat and a much-loved member of the Watauga Riverbend family. He is healthy, fully vaccinated, and up to date on his veterinary care. He may greet guests around the grounds, join you near the fire pit, or stroll along the riverfront handrail.

Lucky does not enter the main guest house. However, because he lives outdoors on the property, guests with serious cat allergies should consider this before booking.

The estate is located directly on the Watauga River. Restaurants, shopping, golf, medical facilities, and Interstate 26 are only minutes away. The Tweetsie Trail is less than a quarter mile from the property.

Exterior security cameras monitor the driveways, exterior entrances, and portions of the decks. They record video only; audio is disabled. There are no cameras inside the home. Cameras may not be covered, adjusted, disconnected, or tampered with.
