The bedroom has double bed and tables with lamps.
There is also a large antique wardrobe and chest of drawers.
The floor is original terracotta and the ceiling beams are chestnut.
Room overlooks pool. with a lovely window.

The bathroom consists of a shower, bidet, washbasin and toilet.
The shower is finished with italian mosaic tiles, and the floor is original terracotta. There is also an old wooden cabinet for linens and bath items.
This room also has original chestnut beams.
All windows and doors are equipped with mosquito nets.

Dining area is furnished with white marble top end '800, 4 wooden chairs from a convent.

The living room is equipped with a double sofa bed and a small table.

Normally you are welcome starting from 16 and check out at 10 o'clock.
A welcome pack of extra virgin wine, water, milk, bread and oil home produced is provided.
There is internet access and smoking is no permitted.

In case of cancellation it will be refunded 100% of the amount paid only for a serious case within 60 days before arrival and 50% within 30 days before arrival.

We know the Umbria's land for many years and will be happy to suggest you itineraries and curiosity not always present in the guidebooks. The true meaning of hospitality is the joy of living in a land so beautiful!
Outside:
The swimming-pool (12 x 4 meters) is shared only with us when we are present and opened from June until late September. In the garden near the swimming pool there is a gazebo with iron table and chairs for eating and barbecue. Around swimming-pool there are comfortable sunloungers. Comfortable chairs are available for those who want to read or relax under the shade of trees.
Around the Property Fields
The beloved garden thanks to a magnificent production of flowers: among the many varieties of roses and peonies.
The wood that we planted native trees such as oaks and holm oaks we wait for you.

Utility Room:
Drying racks for clothes, broom and mop to clean floors, iron and ironing board, detergents.
All linen is provided. Linen is changed after every client and every week for guests who stay for more than a week. The apartment is cleaned after every guest.

We will be happy to help you book cooking classes of Umbria and, more generally, Italian.
At your disposal you will be able to find out more about greenways along the hills around our old farmhouse.
What better places to live in than places where lived, preached and died St. Francis: Assisi, Gubbio and the wonderful land of Umbria with its art, its culture, its nature and .... its good and famous cuisine!

In the middle of Mount Conero with its beautiful coastline and beaches where swimming, diving and surfing. In twenty minutes you are on the Lake Trasimeno sandy beaches, where you can practice all water sports. In an hour you can reach Lake Bolsena.

Water sports at lake Trasimeno:
