❗️Important Considerations... let's be sure Lyric at Leiper’s Fork is the right fit for you and your group:
1. Rental Agreement: Must sign agreement & provide ID within 48 hours of booking (or immediately if arrival is within 48 hours). Failure to sign will result in cancelation with applicable cancelation penalties.
2. MAX OCCUPANCY: 12 persons at any given time, including visitors who do not stay the night (i.e. non-overnight guests) without prior, written consent (see below). Persons = all adults, children & infants.
• Non- overnight guest examples: Having people over for dinner; people coming over to visit; having people over but they’re not staying the night.
• Exceptions may be considered for non- overnight guests with prior, written consent from Southbound Stays under these conditions: ➡️ Gatherings/ meetings over 12 persons up to 20 persons max with $200 additional fee (+ tax). ➡️ No weddings, ceremonies, receptions or parties, regardless of size. ➡️ Any person count exceeding guest count listed on rental agreement, including non-overnight guests, will be considered a gathering/ violation.
• Violations result in fine of $25/person multiplied by # of days on reservation, $500 fine & immediate removal from vacation rental without refund.
3. Photo / Video Shoots: considered with PRE-APPROVAL ONLY & ADDITIONAL FEES.
4. Minimum Age: Booking guest must be age 21+ (or active military) & occupant of the Property.
5. Fence: No fenced area; only dividing fence at property line.
6. Accessibility: Access via small flights of stairs at all entrances to home.
7. Transportation: Vehicle is needed; SUV recommended but not necessary. Roads leading to home paved, but easement to reach property is gravel.
8. Rural setting: The home is a secluded, rural setting with nearest gas station/market 10-15 minute drive & grocery store 20-25 minute drive.
9. Pet Policy: DOGS ONLY. NO CATS or any other pets/ reptiles. Well-behaved, potty-trained dogs welcome with non-refundable fee of $25/ night/ dog (if not selected at time of booking, will be requested post booking). Must register in advance. See rental agreement for additional notes re: pet policies, including service animals.
10. Nature & Wildlife: Home surrounded by wooded area with wildlife on the property. Expect bugs in Tennessee. While we take precautions to prevent critters from entering the home, occasional encounters are inevitable.
11. Smart Home/Security: Exterior cameras at entry door & driveway, front door, and side perimeter (NO interior cameras) + cameras present on balcony are NOT TURNED ON. Echo devices in living and bedrooms (can be unplugged).
