Comfortable Stay
Location was great, rooms were in need of some updated decor but still comfortable enough. Enjoyed having our own spa. Beds were comfortable. Great service from front of house staff. Felt it was a bit overpriced for the quality of the room but I guess the bonus of your own personal spa makes up for it.
Dirty sink, dirty lightshades, stains on carpet, stains on bedding. Beds feel about 10years too old and need replacing. Old sticky plaster out by the spa bath. Outside table looks like it's been picked up at a roadside collection. Caused a bit of smoke whilst cooking and smoke alarms don't work. Door handle feels like it's going to fall off. Nit the worst but wouldn't go back.
I arrived late (it was dark), and before I even drove in, I thought it looked very old and tired. If the company hadn't prepaid, I would have gone elsewhere. The room was very old and mismatched. 2 x Bar stools, 1 red plastic and 1 with animal print covering (and a hole in it). Only 1 x stained coffee cup in the room and 4 different glasses, no matching plates, no matching cutlery. The words that came to mind were very tacky and old. The TV was so small, I couldn't watch it without my reading glasses on. The bathroom had mouldy windowsills, rusty shower pipes and not very pleasant at all. Although I had the heat pump on 30 degrees, I couldn't feel any heat coming out of it (it's so old it probably needs replacing). The curtains were faded and needed some TLC. All in all, not a very pleasant room.
The place was a dump. No service at all. Stayed 2 nights and fought fly's and bugs the whole time. Bed was very bad. No utensils or bowls. No I'd never stay there again
Nicely tucked away from the busy main road. Staff very friendly not nosey parkers at all. Excellent private courtyard with relaxing spa.

Facility is tired, but staff were helpful
My stay was disappointing overall. The facility is looking pretty tired and the room was basic, though it was clean and tidy and the bed was reasonably comfortable. Internet was down while I was there (though I understand this was Vodafone's fault not the motel's) and the washing machine doesn't wash or rinse properly. The staff, however, were excellent - they gave me a discount and let me leave two days early with a refund despite a fully prepaid booking. They also posted some shorts to me that I left behind, which I very much appreciated.
Spent one night here and everything was just what we expected: Cosey, quiet and a nice atmosphere.
One thing to note: if you get a room with a spa, it needs filling up (which we didn’t expect) so plan ahead and fill it up an hour before you want to use it.
The "executive suite" did not live up to its billing, I think the photo of the room was taken many many years and possibly a owner or two ago.
My suggestion to the owner is ...sell...sell..sell. This way new clients will actually get a fair deal and a liveable place to stay.
The shower pole was coming off the wall and the drain was blocked...I had a quick look but the amount of other peoples hair in the drain scared me off a repair job. I don't think the people next door ( a lady of the night gauging by the foot traffic throughout the night) would have appreciated the water flowing from the wall by the shower coming through into their bathroom.
A quick spray around with air freshener before the punters turn up only lasts about a half an hour before the stench of mould and cigarette smoke returns.
It was pleasing to see that the used toilet paper that was wrapped around the toilet brush was not encrusted with the previous punters excrement...tho I didn't get too close to actually confirm this.
Was a mix up with room so the kids shared a single and we were compensated for that which is fine. Room slept 3 but only have 2 of everything- towels cups plates etc. Mold in bathroom and generally unclean in bathroom.
Pretty disappointing
Was a cheap room so expect basic but this was just yuck.
We had an excellent 2 night stay - we were not due to arrive until late in the evening and the manager had phoned us to let us know that reception would be closed, but they would leave the key under the door of our unit. Excellent service. Upon arrival we didn't have enough towels, and the single bed base was broken, but they fixed this the next morning and delivered more towels. Overall a great location near Rotorua High School (where we had a graduation function) and Room 1 & 1A was perfect for our family of 5. Particularly enjoyed the private outdoor courtyard out the back.

My partner and I enjoyed our stay, we booked for 4 nights. We chose this room because of the private spa and how cheap it was. Eventhough there were a lot of bad reviews we settled for the spa and hoped for the best. The staff was very helpful, gave us a tour of the room first, explained everything and what Rotorua had to offer (activities) and made sure we felt comfortable. The spa was nice you fill it up like a bath tub and can adjust the temperature and if you want bubbles or not. The master bedroom is actually in the sitting room and the TV was closer to the back door, so not in reach for the wifi which sucked because we weren't able to use our chromecast. Plus the TV was on a really low table, higher table would have been nice to lie down to. Curtains were really dusty and dirty also shower had a little bit of mound on edges. Really tiny fridge so had to buy food daily and backyard could've been more better maintained with all the grass growing in different cracks of the concrete. All beds had electric blankets so that was a nice touch after being in the spa. 2min drive from everything, it was litterly in the middle of everything. You get your own private parking infront of the room and the area is very quiet. Out of 10 I'd give it an 8.5 we did very much enjoy our stay overall.
Unfortunately the property is very dated and the bed exceptionally uncomfortable. That being said, very clean and tidy with extremely helpful staff. If you're looking for a cheap place to stay its fine, little bit out of the way if you don't have a car.
Stayed at Ann's about 8 years or so ago and loved it, was disappointed by new management not the same place, painting the walls does not make it new.
Fittings need up dating and some furniture broken, miss mash if kitchen utensils.
Service could be brushed up, no one at reception on checking out, dropped key in box.
Would take a lot to get me back.
