Welcome to Kitz Condo. What a great place to stay! In the midst of everything downtown! Right across the street from the Yampa River, Howelsen Hill Ski Area, Brent Romick Rodeo Arena, 1/2 block from the free ski bus!
On the 2nd floor (7 steps up from the parking lot). Our unit is 1 level.
Two 12,000btu portable/rolling A/C units in the condo. The building does not have central A/C. When we are there in Summer we run the rolling unit all day, even if we are not there, and disperse the cool air with the fans. At night we open the windows to let in the cool mountain air.

The popular summer Farmers Market is right outside the door.
steps from many favorite shops, bars, and restaurants.
The condo has a 9' shuffleboard table, and a 60-game Pacman 2-player pub table.
Well appointed kitchen, but guests provide their own food.
Dedicated small room in the condo for storing snowboards, skis, ski boots, and summer toys DURING YOUR STAY.

3 bedrooms and 2 full bathrooms
Egyptian cotton linens. We do use the EUROPEAN METHOD of a fitted cotton bottom sheet (no flat sheet) covered by a cotton covered duvet, topped by pillows in cotton cases and cotton shams. Luxury cottons, and all linens are washed every time.
Primary bedroom has a king size bed and its own bathroom and walk in closet.
2nd bedroom has a king size bed and closet
3rd bedroom has 2 queen size beds
There are no security cameras, but there is one "Minut" decibel reader in the house. It alerts to loud noises. It does not recognize voices, words, nor does it record. It is designed to notify the owner, via cell phone message, if there is a loud party going on.
You won't need a car to get around town, but there is only 1 parking space for our condo. Parking for just 1 car. We don't provide drop off or storage services, and there is no lobby in the building. Overnite parking for additional cars is not available in town. There is limited overnite public parking at the ski resort, but for a price can be high. There is overnight public parking at the small airport in Steamboat for about $9 a night. It is about 5 minutes from our condo.
Be sure to enter accurate dates and guest count when you search/book. Our rates are based on your dates and guest count.
The person who booked the property must be present during the length of the stay. We respectfully put forth that only those numbered on the reservation may access the property.
HOUSE RULES:
CHECK IN IS 4pm or later. CHECK OUT IS 11am or earlier.
- no dogs, pets, or other animals permitted in/at the building per HOA rules.
- There is 1 assigned parking spot in the lot, but other street parking is available nearby.
- This is a non smoking property. Smoking is not allowed on the property, including the condo and walkways and stairwells, due to the close proximity of the neighbors. Evidence of cigarette smoke-$300 charge.
- The person renting the condo must be 21 years old or older. The primary renter must be age 21 or older.
- Tenant acknowledges that he/she may be charged for damages which occur during the rental period.
- Please respect the neighbors' property and privacy. The building requires quiet time from 10pm to 8am.
- Neighbors: Tenant agrees to respect the rights and privacy requirements of our neighbors. No loud music or parties are allowed on these premises. The use of fireworks are strictly prohibited on premises and will result in forfeiture of security/damage deposit. Be considerate with cars and noise coming and going at early or late hours. If you are disruptive of others you may be evicted without a refund.
- All reservations are subject to the set cancellation policy.
- We are not liable for failures of any equipment, systems, or appliances, as major repair problems cannot be foreseen. In the event of a failure notify us immediately as we may be able to get it fixed/replaced quickly.
- Maximum occupancy of 8 (INCLUDING infants) is clearly stated in the listing details. Only the number of guests on the original reservation may be on the property. No daytime or evening guests are permitted. This condo is not to be used as a meeting place for parties or reunions. Exceeding the maximum guest count may result in forfeiture of 100% of the security/damage deposit.
- Renter and all members of his/her party agree to indemnify and save the Owner harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises and adjoining property by the Renter, his/her party or their invitees, from known or unknown danger or hazard attributed to the Owners.
