About this property

EDBAY - Edwards Beach Retreat | Steps To Balmoral

  • 24-hour check-in is available via keysafe.

Welcome to Edwards Beach Retreat, a four-bedroom, three-bathroom house tucked into a lush garden on Edwards Bay Road, the quiet street that runs down to Edwards Beach at Balmoral. Raked ceilings, walls of glass and warm timber floors run through the living areas, which open onto a wide covered deck with harbour and headland views through the treetops.

Four bedrooms and three bathrooms over two levels, sleeping up to eight. The entry level holds the main living and dining room (9.6m x 5.8m) alongside the kitchen, opening straight onto the deck, plus a second lounge and dining room (7.7m x 3.8m) with its own balcony and a paved terrace (3.5m x 4.6m). The fourth bedroom is on this level with a built-in robe and its own ensuite. Downstairs are the master bedroom (4.0m x 5.7m) with a walk-in robe and ensuite, a generous second bedroom (4.0m x 7.7m) and a third (3.4m x 3.6m), both with built-in robes, along with the main bathroom and a separate laundry. Ceiling fans, plantation shutters and leafy outlooks throughout.

The covered entertaining deck off the main living room is the heart of the house - a timber-lined raked ceiling, a ceiling fan, an outdoor lounge setting and a long dining table that comfortably seats eight, open on three sides to the garden and the water view. On the ground level there is a paved patio with a BBQ, and a level lawn framed by established subtropical planting and fully fenced, with sunset views over the harbour to the headlands.

A full kitchen with a stone island bench, cooktop and rangehood, oven, microwave, dishwasher, full-size refrigerator and a walk-in pantry, plus cooking basics, toaster, blender and a coffee machine. The dining table seats the whole group. The separate ground-floor laundry has a washing machine, dryer, drying rack and iron, with linen storage alongside, so there is no need to leave the house to do a load.

Reverse-cycle air conditioning serves the main living areas and bedrooms, with ceiling fans throughout for warmer nights. Wifi runs through the house, with a TV in each of the two lounges and a dedicated workspace for anyone catching up on emails. Bed linen, towels, shampoo, conditioner, shower gel and a hair dryer are all provided.

A double lock-up garage (5.7m x 5.7m) is included with the house, with room for two cars.

PLEASE NOTE - ACCESS: The only way in and out of the house is a long, steep outdoor staircase from the street. There are more steps than the photo shows. There is no lift and no step-free entry. The house is not suitable for guests with limited mobility, wheelchairs or prams, and all luggage must be carried up and down the stairs. Please consider this before booking.

    Neighbourhood Guide: Mosman

Mosman is one of Sydney's most sought-after harbourside suburbs, set on the lower North Shore just a short ferry or drive from the CBD. It's defined by leafy streets, heritage Federation homes, glittering harbour views, and a village atmosphere that feels worlds away from the city bustle.

Dining & cafes: Military Road is the suburb's main dining artery, lined with popular spots for all-day brunch, Italian trattorias, modern Australian bistros, wine bars and long-standing local favourites. Balmoral Beach is a destination in its own right - The Bathers' Pavilion and Public Dining Room offer fine waterfront dining, while casual kiosks and gelato bars line the promenade. Spit Junction and Bridgepoint shopping centre add more cafe and casual dining options for weekday coffees and quick meals.

Transport & access: Mosman is well served by frequent buses along Military Road, with express services reaching the CBD in around 20 minutes via the Harbour Bridge. The 228 loops to Balmoral Beach, and Taronga Zoo Wharf offers a scenic 12-minute ferry ride to Circular Quay - one of the most picturesque commutes in Sydney. Drivers have easy access to the Warringah Freeway and Northern Beaches.

Attractions & things to do: Balmoral Beach is the local jewel - calm, family-friendly waters, sandstone headlands, a historic rotunda and waterside walking paths. Taronga Zoo sits on the eastern edge with sweeping harbour views. Fabulous bush and coastal walks wind through Sydney Harbour National Park, including the Bradleys Head to Chowder Bay trail. Harbour-edge reserves like Georges Heights and Middle Head offer WWII fortifications, picnic spots and panoramic lookouts.

Shopping & daily essentials: Mosman Village and Spit Junction cover everything day to day - independent boutiques, homewares stores, bookshops, florists, wine merchants and specialty food providores. Bridgepoint shopping centre houses a Coles, pharmacy, post office and newsagent. Two weekly farmers-style markets and the Mosman Markets at Mosman Public School on weekends add fresh produce and artisan goods. Medical centres, banks and services are within easy walking distance of most residential streets, making Mosman as practical as it is picturesque.
