Deposit Policy:
A 50% deposit (including rent, taxes, resort fee, and damage waiver) is required at the time of booking.
Damage Deposit: $3,000 USD (in cash) as a security deposit against potential damages, refundable at check-out if no damages are found.
Damage Repairs: Guests are responsible for any damage caused during their stay. Failure to report existing damage upon arrival will make the guest liable for the cost of repairs.
Payment Method: Bank transfer or deposit check. Taxes and deposits are not included in the quoted price.
Refund and Cancellation Policy:
No refunds are given for reservation changes made within 10 days of arrival, early departures, or due to bad weather, tropical storms, or unforeseen events (including hurricanes or sargassum).
Cancellations: Deposit refunds are available if cancellation is made at least 60 days prior to arrival.
Outstanding Balance: The remaining balance must be paid 60 days before check-in. Failure to pay will result in forfeiture of the deposit.
Check-in Procedure:
An information package with check-in details will be sent approximately 14 days prior to arrival.
Occupancy:
Maximum occupancy: 8 guests.
No additional guests allowed without prior arrangement.
Housekeeping Services:
Cleaning service is included in the rates.
Events and Parties:
Parties are not permitted due to government regulations. Violations will incur a $2,000 USD penalty.
Music must not exceed 65 decibels.
Smoking Policy:
Smoking is not allowed indoors or under palm or palapa-style roofs. Violations will incur cleaning and deodorizing charges.
Quiet Hours:
Strictly enforced after 10:00 PM. No loud music or parties allowed.
Additional Rules:
Property Rights: The owner and management reserve the right to refuse service at their discretion.
Liability: Casa Kaab Kaan is not responsible for delays, cancellations, illness, or damages caused by external factors (such as weather, strikes, medical issues, etc.).
Eco Property: The property runs on renewable energy (solar panels, wind turbine), and technical issues may occur.
No pets allowed.
ATVs, water sports equipment, and audio systems are not permitted due to the protected nature of the Sian Ka’an Biosphere Reserve.
Fishing is prohibited to protect endangered marine life.
Miscellaneous:
The Riviera Maya may naturally experience sargassum during warmer months.
