Our private pool is being maintained once or twice per week by trusted staff. We kindly ask you to cooperate in letting them access the roof top pool during your stay.

Would greatly appreciate being informed as to your estimated time of arrival and flight number (if you arrive by plane), when making an enquiry / reservation.

Check-in is anytime from 4:00 PM onwards. If you arrive by the early evening hours we have a dedicated staff member showing you the property and answering any questions you may have.

We will send you a guide providing plenty of top tips—best restaurants, events, and points of interest in the area—for you to explore the city like a local. You can also go to our What To Do section for further details.

NEED TO KNOW:

Our residence is professionally cleaned and regularly maintained with preventive pest-control treatments to ensure a comfortable environment. As our home is surrounded by Tulum`s jungle tropical landscape, the occasional mosquito, spider, or other small insect may naturally make an appearance. This is simply part of experiencing the authentic beauty of Tulum. If you ever need assistance, our team is just a message away.

Electricity is included in short-term stays (<28 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. Should your stay be 28 nights or more, we will collect an electricity deposit of $500usd before check-in.

Please note that a fully refundable security deposit in the amount of 350 USD will be collected before checkin, which will be refunded after checkout.

In order to clarify the terms of the reservation we would like to invite all our guests to read our house rules before booking. Should you have any questions, please reach out to us. We will be glad to help.
HOUSE RULES

• Check-in with our hosts is anytime from 4pm onwards. We
will also send you detailed self check-in instructions.
• Check-out is by 11 AM.
• Late Check-out fee from 11 am until 1p.m: $40 extra.
• Late Check-out fee after 1p.m: As an offsetting measure, the day’s base rate will be charged without discounts.
• Travelers must be at least 21 years of age or older to book.
• No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
• No parties or events are permitted, illegal activity is prohibited, and excessive noise won`t be tolerated. No loud music is allowed after 10 pm.
• No more guests than those listed in your reservation are allowed.
• Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
• Renters may be required to provide a government ID on the day of checking in or during your stay.
• Please avoid moving furniture.
• Pets are welcome in our home for an additional cleaning fee.
• If you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.
• Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses or bottles are allowed in the pool.
• We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
• Guests will be requested to sign a Rental Agreement upon booking confirmation.
• Noise: Tulum is a high-growth area with a great deal of real estate development and you may hear construction noise during daytime hours, Monday through Saturday.
