Settle into this modern, 650 sq. ft. basement suite in south Edmonton’s Cavanagh community. Whether you’re visiting family, travelling for work, or planning a longer stay, you’ll have a comfortable space with your own kitchen, laundry, and entrance.



Blackmud Creek is just behind the house, with nearby trails for walking, running, and enjoying time outdoors.

Our family of four lives upstairs. The suite has sound insulation to help reduce noise transfer, but you may hear everyday household activity during your stay.

You’re booking the entire basement suite, with access to all rooms and amenities described above.



The suite has its own separate entrance. The upstairs residence is occupied by our family and is not included in your reservation.

We live upstairs and are available through the booking platform if you have questions or need help during your stay.



We respect your privacy and generally communicate through messages. Please let us know promptly if anything needs attention so we can work to resolve it.

The location offers convenient access to groceries, South Edmonton Common, IKEA, and major roadways. It’s also a practical base for trips to Premium Outlet Collection and Edmonton International Airport.

The suite is located in Cavanagh, south Edmonton, with convenient access to Highway 2, Calgary Trail, and Anthony Henday Drive.



Arriving by car:

Use the property address provided with your reservation. Street parking is available near the side entrance, subject to availability and posted restrictions. Please keep the driveway clear.



Arriving by taxi or rideshare:

Use the property address as your destination and follow your arrival instructions to the suite’s separate entrance.



Suite entry:

Your detailed arrival instructions and unique smart-lock code will be sent 24 hours before check-in. Your code will remain valid throughout your stay.



✦ OTHER THINGS TO NOTE ✦



✔ SECURITY DEPOSIT AND RENTAL AGREEMENT



This property requires a $250 security deposit hold (not an upfront charge) and a digital signature of our rental agreement. The hold will be scheduled at the time of your reservation and placed two days before check-in. It will be released two days after check-out, provided that no damage has been done to the property and all house rules have been followed.



✔ BASEMENT SUITE SETTING



The suite is within a home occupied by our family upstairs. Sound insulation helps reduce noise transfer, but everyday sounds may still be heard between floors. Please keep this in mind if you are particularly sensitive to noise.



✔ SECURITY DEVICES



There are no cameras inside the suite.



One outdoor security camera at the suite’s entrance monitors the entrance area. It records motion-activated events rather than recording continuously.



A noise-level monitor measures overall noise levels without recording sounds or conversations.
