Check in was very accommodating and the location was great. Could walk to most things we wanted to see and nearby bus stop to those farther away. Room was great and very clean.
We had a perfect short stay. The unit was clean, organized, had everything we needed. The host was extremely helpful and responsive. I would definitely stay here again.

Awesome stay! Francesco was patient as he waited for us to make it out of the airport to get to property. He let us in well before check in time and told us everything we need to know to get in and out of the place. Would definitely definitelyirecommend staying here. Very friendly staff, check in was very smooth, apartment was spotless and exceptionally well equipped with dishwasher, washing machine, iron and ironing board.
We were greeted right as we pulled up to the apartment. Easy check in. Wonderful location. Quiet and out of the city center, yet our family walked to everything we wanted to see. Very clean and looked just like the photos.

Building and Room are aceptable, from the beginning the staff was very helpful, but if something happen like the A/C, stop working they can't do anything, not even help to find another room, also their management refuse to return the money for those days we are not be on the property.
The property was very clean and air conditioned. We had a problem with the sofa bed on day 1 of our trip but Francesco and Vita sorted this by moving us to a bigger apartment without any additional charge. Very thankful for sorting this. The property is a 10-15 min walk to the Roma Termini station which makes it an ideal place to explore Rome. I highly recommend.

Location was fantastic for us. Room need some care. Bedding (comforter) was stained. Broken utensils, bottle opener and wine opener. We let them know and nothing done about this. Opening wine, in Italy, was very difficult without a cork screw! Over all a good place, but would be better if the details were addressed.
The apartement was nice and well maintained. There is A/C which is absolutely necessary if you're travelling to Rome in the hotter months. Via Flavia is a wonderful location walkable distance to most main attractions, and to Termini. On the corner of Via Plavia (behind the building) there is the best gelato. I highly recommend staing here.
Excellent host, Vita was helpful, friendly, and met us on time. Location was away from the hustle and bustle but still walkable to all major must see sites. Restaurants and markets were very close and convenient making it an excellent place to stay for our family of 3. We stayed for 5 nights so space was important to us as well as access to a full kitchen and multiple bathrooms in the apartment. One of the bathroom sinks was clogged and the apartment could use some dusting but other than that, we’d stay there again.
The place was clean, there was some renovation that had gone on that weren't quite finished in the bathroom. There was a chair delivery scheduled with no knowledge of this delivery happening. The beds are good for 1 or 2 nights. Its just outside of the center but plenty of restaurants around.
Very clean and centrally located unit with a convenient layout and fully equipped kitchen. There is a central AC and amazing blinds that block all the light. Staff member met us at the entrance to check us in and explain the details, so that was super fast.
One downside: they do not provide any bathroom or kitchen supplies, but that was in the other reviews as well so we came prepared and brought shampoo, paper towels and dishwasher tablets with us.
The apartment is in a great location near boutiques, tons of good restaurants, a couple of small grocery stores. Relatively quiet neighborhood. Nice bedrooms & restrooms for multiple people to stay. We were thinking about doing a load of laundry but when I opened the washer it was smelling of mildew so we didn’t. Hard to monitor & can’t keep the door open because it is in a closet area. Other than that great views from all rooms. Very helpful to have the automatic “shutters on the bedroom windows for privacy, sound & sun. Manager was in contact so he could give us the keys, a/c & door entry. Nice touch!
Overall, this was a great place to stay while visiting Rome. Clean, comfortable, and in a great location. It’s far enough from the busiest tourist crowds to feel relaxing, yet close enough to walk to many of Rome’s main attractions.
The only downside was that some basic supplies were limited. There were no coffee pods provided, so we had to purchase our own. We were also provided only one roll of toilet paper for three people during a four-day stay, and the shower only included two small shampoo packets. The apartment did have a washing machine, which was a nice convenience, though laundry detergent was not provided. Fortunately there is a store just around the corner.
Other than the limited supplies, we had a very pleasant stay and would recommend it to others visiting Rome.
Unfortunately when we arrived, the staff were unaware our booking was for 4 people. No secondary bed was made up or towels.
When these were requested they were just left on the sofa. For us to make up.
Every member of our party was bitten not sure by what bit we all had multiple bites after waking up the first night.
After making a complaint the door code was changed and we were not informed until we asked in a panic, how we get back in.
The room was dusty and walls dirty and marked, fire alarm and CO2 detectors were taped over. 😬
No toilet paper or shampoo/ conditioner/ shower gel provided.
The location itself is fantastic, however the upkeep and management needs some work to improve
The property was more of an Airbnb/apartment than a hotel room. No staff on premises.
We are greeted by an employee who escorted us to the apartment. He gave us the front door access code and the key to the apartment.
The apartment had great AC, especially during the heatwave that we just experienced. It was strong in both the bedroom and the living area. The kitchen was equipped with a full fridge, toaster, Nespresso machine, pots, pans, cups, plates, and cutlery. There were no pods or paper towels in the kitchen. They supplied counter top liquid cleaner, dish soap (no sponge) and one dishwasher pod. The washer was available but not pods/detergent. There were 3 sets of towels for the 3 of us. Hand soap and 2 packets of shampoo and a hair dryer were given in the bathroom. Lots of storage space in the bedroom. Hanger, iron and ironing board were also available. No extra linens or pillows were available (only 1 per person).
The beds were sturdy and had great mattresses. Unfortunately very dusty underneath the master bed. Comforters were available in the cabinets if we needed them. This apartment had NO BLACKOUT curtains. It was bright every morning at 545am. If you are wanting to start the day slowly, this wouldn't be the place for you.
All in all, Flavia Design studios was 4/5 for us. Comfortable enough for the stay but needed a few more amenities to make the stay returnable.
