Aside from the communication gap at check-in and limited staff. The rooms are beautiful and very clean. The property gives off a rustic vibe and very peaceful. It's off season it was very private and I koved that as well.
Villa Sanah is the best hotel I've ever stayed at. To begin, their rooms are absolutely gorgeous. The photos do not do it any justice. My room had a private pool, and the aesthetic was minimalistic luxury done right (great photos ops). My entire stay with them was calm and serene. Their staff was available via whatsapp which made communication ideal. I stayed here last week for a last minute work trip, so I needed car service, scooter rental, and a restaurant onsite, which they had and coordinated for me with ease. I cannot recommend this place enough and I will definitely be staying here again.
My partner and I loved this accomodation, it was quiet and secluded while still being off the main road. We got a couples massage which was a little expensive, but a fantastic experience and would recommend it to anybody staying here. We appreciated the recommendations from the staff on places to eat and Cenotes in the area to visit. It was a great way to spend our time in Tulum, and I would suggest to people to stay here!

Villa Sanah is a gorgeous and peaceful place. The concierge staff was so helpful with booking taxis, making reservations etc. The communication from them was really great and swift. It’s also close to downtown Tulum area. Room service was great - yummy breakfast. It’s quiet and calm too if that’s what you want, not so great if you want a bit more excitement. My only gripes were there’s no outlets close enough to the bed, the bathroom is somewhat dark, the sauna does not seem well maintained and if you want to go to hotel zone/beach club area the taxi is pricey. The exterior of the villa leaves something to be desired too. All in all it’s a fabulous place for the price! Would recommend.
We stayed here for 3 nights. The property itself is on the main road, just outside of Tulum town (3 minutes drive).
Pros:
1. The property is beautiful with your own private small pool. It's a unique and comfortable stay.
2. The accessibility to Tulum town is easy and convenient.
3. They have a breakfast place inside, which is decent with some options. We found it a bit pricey, but good if in a hurry. (750 pesos per person)
Cons:
1. The WIFI didn't work during our whole stay. Though they offered us free complimentary breakfast, but it was a bit inconvenient, especially for tourists with no mobile data.
2. They charged a service fee (150 pesos/night) in the bill and never communicated the same. I had to see the bill and get it removed. This was said to be added for tips but we didn't like the way it was added to the bill without knowledge. The only place we encountered this practice.
3. The stay is just outside a police checkpoint in Tulum highway. I didn't have any issues but we definitely refrained from going outside late at night.
The property was in a great location, a little outside of Tulum so it was nice to have the option to go into the busier areas when you wanted and then retreat to a quiet sanctuary when you wanted a more chill day.
Um the property is not worth the price they charge me 230 to putt roses on the bed an floor an cheap candles an cheese an a wine bottle there was so many ants in the bathroom an spiders we left for the second an third night they want you to pay for everything they are money hungry ppl breakfast was so high pankcakes an bacon came up to 55 dollars the last night then we paid over 70 usd for half done cheap steak with rice them pancakes toast omelette bacon was 115usd they have no microwave or tv the taxi they recommend chested us out of money don’t use him he charged us 300 pesos just to grab us 5mins away then he charged us 80 to go 6mins away an back they will try to get every dime out you they can I’m glad we found our own honest taxi but before we found our taxi we was referred another driver who charges 78 dollars to take us 12 mins away these ppl are crazy an money hungry then they want to clean the room everyday I didn’t let them cause I knew they would want more money I even ask to wash they sent me a price list to wash clothes lol after we almost got ate up by spiders it’s not worth staying here it’s a setup to spend money you are not close to anything so have transportation or you will be charged a lot
