"Clean room, helpful staff and good location"

"Room was great, very helpful staff. Comfortable clean bed."

"A lovely place to stay in Brighton and located within easy distance anything within Brighton and beyond"

"We were disturbed most of the night by the background humming of other guests' bathroom fans and gurgling of water coming into our basin. We would like to have had help with the lack of reception on the TV but unfortunately did not receive any reply to our request. Room okay with some nice furnishings."

"Nice design, central location"

"A very clean and cozy room for a one night stay! We arrived before check-in and the staff was super nice & gave us the room early. Similarly at check-out, they offered to hold our luggage while we took one more walk round the city. Simple room, but has everything you could need & it's in a perfect location! Close to train station & everything else Brighton has to offer :)"

"We enjoyed our stay in Brighton, and at Kipps we felt overall clean, helpful staff, but felt the hotel was a little run down."

"Great location served by local bus route from centre of town. Convenient cafes and eateries within walking distance as well as the beach front."

"Room - our room was on the second floor, there is a balcony from the adjacent property that looks straight into the room and there is only a net curtain so no privacy. There was rubbish in the bathroom bin when we first entered the room which highlighted the lack of cleaning and attention to detail. The booking stated there was WiFi and a tv however neither worked. The location is close to the beach and local amenities however the surrounding properties have tenants loitering out front publicly...

"Very clean room and bathroom. Easy to access. Great communication. Central to what we needed. No bag storage so had to pay stash app which has cost £40 extra. lovely room but is on the small size. pleasant stay."

"Wonderful breakfast! Simon & Richard are lovely guys and service was excellent. The room was a little hot in August but the fans were helpful. Enjoyed my stay and I would go back anytime!"

"nice location, lovely and responsive staff, clean and nice room"
