"We absolutely loved our stay at Tim’s beautiful beach house. The location couldn’t have been better — very quiet neighborhood and a quick walk to the beach. The house itself was spotless, comfortable, and thoughtfully stocked with everything you could possibly need — from beach chairs and towels to a fully equipped kitchen and great Wi-Fi. The layout worked perfectly for our family, with bright, airy rooms and plenty of space to relax. The pool and hot tub were amazing, we had a blast playing with the lights.Tim was very responsive and easy to get hold of. We will definitely come back!"

"Property was clean and had all the amenities needed. The yard is large and fenced in. It’s located near several restaurants and the beach. There is a tenant that lives in the basement part of the house. We never met them - only heard them come in and out. Although no one asked us to be quiet, I did feel a little on edge when my kids were playing or watching a movie. I kept asking them to be quiet. It would have been helpful to know that the property has someone that lives there. I likely wouldn’t have booked since we have 5 kids. "

"Wonderful vacation in Orleans. This house is perfect for large group/families. The two houses connected via breezeway allow for lots of space to spread out and to gather for meals inside or out. Hot tub, outdoor fireplace and pool were great. Location is fantastic!!!"

"The room was cozy and just right for me for a few nights. The online listing and the description for the room however were not entirely accurate. The room was advertised as being called ‘Sea Wind’ but it was actually the unit called ‘Beach Rose.’ Parking was difficult to find and maneuver. Access to parking was off Smith Neck Rd, not the beach road, and when you pulled onto Smith Neck there was no sign or any indication of which drive you were supposed to pull into for parking.When you pull out of Smith Neck back onto the beach road it is very difficult to see cars coming because the road is at such a steep hill and the trees are in the way. You have to pull almost all the way out into the road just to see if any cars are coming. The carpet also seemed dirty and could have used either a good cleaning or a replacement. "
