Ideally situated 15 minutes from Angoulême and 5 minutes from the river beach, the property and its surroundings promise a superb holiday. Many activities and places to visit are available close to the house.



On three levels, the house has a total of 7 bedrooms (including 2 children's bedrooms), and 5 bathrooms.



On the ground floor, a large entrance hall leads to :

- On one side, a large living room with TV, fireplace and study area,

- and on the other side a cosy billiards room with fireplace,

- a fully-equipped kitchen with central island,

- a utility room, ideal for storage and laundry space,

- a separate WC.



1st floor:

- two master suites with their own shower room/bathroom.

- one bedroom with twin beds

- a shower room with WC

- two children's bedrooms (one with a bunk bed, the other with a pull-out bed), with en suite bathrooms and wardrobes.



Second floor:

- a spacious bedroom with 2 double beds

- a double bedroom

- a shower room with WC.



Outside, the spacious wooded garden (on the north and south sides) offers :

- a large swimming pool (unheated, open from mid-April to the end of September),

- Covered terrace with large dining table and barbecue,

- Various outdoor games: table tennis, basketball hoop, wooden games, pool games

- 6 bicycles (4 adults and 2 young people)

- Ample parking for at least 6 vehicles

- Fruit trees: fig, apple, pear, nectarine and walnut.



Here are some examples of destinations and journey times around the property (subject of course to good traffic conditions):

- 18 min from Angoulême town centre

- 5 min from the river beach and canoe/kayak hire (fishing possible with a temporary permit)

- 40 minutes from Cognac

- 1h40 from Bordeaux airport

- 1h35 from Saint Emilion

- 2h30 on average by train from Paris (+15min drive to the property)



Household linen is included (tea towels, bath mats).

However, bed and bath linen is not included in the price as our customers generally like to save on this cost.

However, we do offer an optional full bed and bath linen service for €23 per person per stay.

This can be ordered and paid for after booking.



A compulsory ‘intermediate cleaning’ package is charged at the time of booking. This covers disinfection and preparation of the house between two stays.



When you leave, the house must be left as clean as you found it on your arrival (kitchen and bathrooms cleaned, fridge and cupboards emptied, no visible dirt, bins emptied, etc.).



If these instructions are not complied with, an amount will be deducted from the deposit to cover the time required to restore the accommodation, invoiced at €35/hour. The tenant will be informed immediately by message via the booking platforms, SMS or email, accompanied by photos and/or videos if necessary.



For those who prefer not to worry about cleaning before their departure, we offer a ‘complete cleaning’ package at €30/hour. You can check the description of the advert for the exact price of this service or contact us directly. For this accommodation, the cost of this package is an additional €200.



Guest Access:

You can arrive independently, with your own private entrance.

Numerous sites are easily accessible within a few minutes' drive.



Other Things to Note:

To ensure a worry-free stay, we require a security guarantee. You can choose between a €800 security deposit or a €79 damage waiver.

We will meet you on arrival, and we'll be able to advise you on the many sites to discover in our beautiful region.
