"Located in the exclusive playacar neighborhood, the property was immaculately maintained and has everything you need for a great vacation. It is walking distance to all of the great shopping and restaurants, as well as the ferries to Cozumel. We couldn't have asked for anything more. It was a wonderful experience!"

"We had a great time at the Mayan Breeze Villa. We had 14 family members staying, 6 were kids 14 and under and they had a great time in the pool. It was a great pool for our family. The inside was big and spacious, very comfortable. "

"Property needs lots of work! Kitchen tap kept falling off, towel rails loose in both bathrooms, leaking walls when raining. Needs a good clean and better pillows. Nothing supplied ie no salt, pepper, oil, sugar, tea or coffee. Not even a tea towel supplied to dry the dishes with. Far from town so need to taxi if you don’t have your own car. Cost was generally around MXN70-100 each way. No good restaurants or bars nearby. Would not stay here again."

"Casita was not satisfactory. Toilet did not work, all sinks & faucets did not work. Very un satisfied with the Casita. Main house was OK, except for large amount of bugs in the house."

"The villa is run down - as we expected from previous reviews, but I think it's reasonably priced considering when it's a large group. I'm not sure the pool area is safe, or how clean the kitchen is but we had a nice time. Leo was really lovely and it gets the stars because of him. It's a shame the owners don't invest in fixing things up and investing in it because it has a lot of potential. "

"We had a great stay in Tulum, the property is idyllic and the waves crashing on the shore provide the perfect backdrop for sipping margaritas from the pool. The property was just as advertised and the caretakers took amazing care of us. Great location for exploring the rest of the Tulum area as well. Would highly recommend."
