This serene oasis of splendour is in the most desirable location, in the heart of delightful Hampstead village.
Although in the most central location, this soothing place is secluded, shielded from noise, above slumbering green gardens. At the back, there is a pleasant rose garden with discreet seating in spring. On return from the sweet exhaustion of sightseeing, you will step into this stillness of peace - and feel like you are the only person left in the world.
Visit the iconic boutique Hampstead cinema with sofas-for-two ("love seats"), instead of cinema chairs, where they serve food and drinks during screenings. It opened as the Everyman Theatre in 1920 and became one of London's quirky luxury cinemas in 1933.

(a) For 1-2 guests, this 2-bedroom apartment is priced like a 1-bedroom flat. Only the double bedroom will be set up. (1-2 people = 1 double bed)
(b) If you want the second bedroom set up too, book for 3 people. (3 people = 1 double bed + 1 single bed)
(c) To have a third bed set up in the living room, book for 4 people. (This is a proper single bed, not a pull-out sofa.) (4 people = 1 double bed + 2 single beds)
Guests only pay for what they use - so please book for the number of guests that matches the beds you need. If you need both bedrooms (2 beds), please book for 3 people. If you need 3 beds (1 double and 2 single), please book for 4 people.
CHECKING-IN & CHECKING-OUT Check-in: 5pm - 9pm Check-out: by 10am
Why check-out is 10am: the flat has to be deep-cleaned for the guest arriving that evening, and that work cannot start until the previous guest has left.
Why check-in is 5pm: the flat is being deep-cleaned after the 10am check-out, and it is ready at around 5pm.
We do not simply do a quick tidying between guests - we deep-clean. Everything is stripped, hot-washed, dried, ironed, replaced - cleaned properly. That work runs from 10am to 5pm, and there is no way to shorten it without the flat being less than perfect when the next guest walks in.
Occasionally, these times can be altered. If nobody is checking out on the morning of arrival, an earlier check-in may be possible; if nobody is arriving on the day of departure, a later check-out may be possible. We cannot promise it, as it depends on the bookings either side - but enquiries are welcome, and we will accommodate whenever we can.

Hampstead underground and overground stations are extremely well connected to the rest of London, major coach and train stations at King’s Cross, Victoria and Paddington, Eurostar train and major airports.
TRANSPORT INFORMATION:
(1.) Hampstead underground station - tube Hampstead Station (underground/tube) is on one transport line, the Northern Line, which has connections to other lines at Camden Town and King’s Cross station among others.
(2.) The Hampstead Heath Overground train station is separate from the underground/tube station, only a short walk south from the tube station.
(3.) Other stations within walking distance: - Belsize Park Northern Line - Finchley Road Jubilee and Metropolitan Line - Finchley Road & Frognal North London Line - Hampstead Northern Line - Hampstead Heath North London Line - Swiss Cottage Jubilee Line All stations are in London fare zone 2, except Hampstead, which is in both zones 2 & 3.
(4.) Bus - The major bus terminus near Hampstead Heath station and the Royal Free Hospital is served by bus routes 24 and 168. - Routes 46, 268, C11, and N5 also serve the Royal Free Hospital. - Hampstead tube station and High Street are served by routes 46, 268, 603, and N5. - Route 210 runs along the northernmost rim of Hampstead, stopping at Jack Straw's Castle. - Finchley Road is served by routes 13, 113, 187, 268, C11, and N113.
(5.) Cycling - Bus lanes along the A41/Finchley Road that cyclists are allowed to use. - A shared-use path from Parliament Hill to Jack Straw's Castle/Highgate through the centre of Hampstead Heath.
(6.) Road - The A41/Finchley Road passes north–south through Hampstead, and links the area to Marylebone and Oxford Str to the south. The route runs northbound to Golders Green, Brent Cross, the M1 motorway, and Watford. - The A502/Hampstead High Str runs from Camden Town (south), through Hampstead, to Golders Green and Hendon (north-west). ✨

SITES - Northeast of Hampstead is London's largest ancient park, Hampstead Heath, with its well-known and legally-protected view of the London skyline from Parliament Hill. It has 3 open-air public swimming ponds (1 for men, 1 for women, 1 mixed), originally drinking water reservoirs and the sources of the River Fleet. The bridge is known as 'The Red Arches'/'The Viaduct', built in fruitless anticipation of residential building on the Heath in the 19th century. Well appointed and everything worked. A very quiet and comfortable setting with ready access the Heath, innumerable restaurants and other amenities for a great stay
This was a beautiful flat in the best neighborhood. It was quiet, peaceful and felt really safe. Everything was spotless and Mia had everything we needed and was so sweet and helpful. Loved her place!
The host was friendly and communicated clearly. The space was clean, warm and well-appointed. The area was charming and had everything you could need - restaurants, grocery, tube station. Would definitely stay again and recommend to others.
A charming apartment with everything we needed for our 2 nights in London. Located in a very nice building just at the bottom of the commercial part of Hampstead- couldn’t have been more convenient. 4 min walk to tube. Well-stocked and very comfortable. All of things you need and Mia was a great host. Only complaint was VRBO’s communication system delays so harder to get timely info from Mia - no fault of hers! Late check-in was a little difficult for us- make sure you know that in advance.
My husband and I wanted to give our adult son a trip to Europe for his 31st birthday. We couldn’t have picked a better starting off point. Mia was a wonderfully accommodating hostess as we arrived from LA exhausted at 11am and she worked her magic to get us into the flat by 3pm rather than the posted 5 pm time. The flat was super clean, easily accessible, quiet with great, early morning bird song. Aside from the charm of Hampstead, all parts of London are easily accessible by public transportation. Highly recommended

Very very clean tiny flat in a mansion block. It was filled with so much furniture and trinkets and coverings over every tiny bit of surface space that we had to move a bed blocking the hallway just to access the bedrooms. Owner left notes everywhere to ensure we abided by her rules and was extremely pedantic about everything (presumably which is why every bit of surface space was covered). There was no way we would get it right and were bound to mess up somehow. We didn’t have time to clean it to her level of requirement by check out time and our mistake was to not put the bed in the living room back where it was. I had a broken foot and had to make sure the path was clear. The owner however then sent a very rude and personally insulting message which was sad to see. Would definitely not go back.
Spent a week here with my two teenage boys. Hampstead is a fantastic neighborhood. We felt very safe there. Lots of cafes, restaurants, and stores close by, and the Underground station is a 5 minute walk.
Be aware that the restaurants and pubs in Hampstead are on the expensive side. It's an expensive neighborhood.
The flat is not actually on Oriel Place as the listing shows, but it's not that far from it.
The flat is actually nicer than the photos indicate. It's well cared for and has lots of nice little touches. There is no TV, but we didn't miss it - my kids are prefer to be on their phones, and the flat has wi-fi. The kitchen has the basics - pots, pans, plates, bowls, silverware. We mostly ate out, but had a few meals there. Could have used a vegetable peeler and a colander, as well as pot holders. But overall, quite functional.
I think location is most important, and this is a 5-star location, IMHO. Close to the center of London, and in a very walkable neighborhood. It's small, but comfortable and clean.
Quick tip: if you stay here and are going to the Westminster area, try taking Bus #24 rather than the tube. It's slower, and the bus stop is farther than the underground station, but it's a scenic ride.

Mia was a wonderful host, she has put so much effort and love into the presentation of this very clean, comfortable and welcoming apartment. Beautiful view, everything you need, great wifi, guest handbook, and some supplies also provided. The area was 10/10, Hampstead village is gorgeous, leafy and lots of lovely places to eat and shop - apartment is right on the high street but set back amongst the trees. Great places for breakfast and dinner. We would definitely stay again!
The apartment was exactly as described and immaculate.
Mia was very helpful and accommodating - as we were to arrive in the early morning, she made arrangements to have the apartment cleaned faster so we could check in earlier.
The apartment is small so Mia suggested where we could store our luggage while it was being cleaned and suggested activities we could do to clear our jet-lagged brains.
The apartment is in a lovely area and we felt safe and comfortable.

This property was absolutely perfect! Our host Mia communicated with us prior to our arrival and met us to show us the unit and make sure were were settled in. The flat was immaculate and spacious for our family of 4; the town is charming and there were so many shops and cafes to explore. Our host left us with a book of places to visit and places to eat which was helpful. The only very minor thing to note was that we needed to provide our own shampoo and conditioner as the supplies left appeared to have been watered down and were not really useable, but that was a very easy thing for us to pick up in the town. We truly enjoyed everything about our stay here.
Located in the best part of Hampstead , very spacious, well appointed and comfortable. Mia is a friendly and obliging host and everything worked well . The only negative is the lack of a TV.
