The park its in has a run down feel to it and the first impression was of deep disappointment. Once you've moved in then its a lovely property on the inside. The garden is communal - there is no division...

"Lovely clean, comfortable house. Stunning views. Well located for local places of interest. Hosts provided a welcome cream tea, prosecco and chocolates. The DVD player remote was missing and hosts provided a replacement player within a day. The whole experience was delightful."

"Fabulous property! Very comfortable and well appointed. The terrace is beautiful and the post beach shower a superb facility. Beach is 2 minute walk, as are the shops and restaurants. Communication with hosts perfect, they were even able to accommodate us for an extra night at late notice! Very welcoming into what is their own home. Football table and board games great fun when it was wet. Teenagers able to go surfing while we went out for lunch with lots of options. Highly recommend."

The garden is communal - there is no division between 'your bit (nice picnic bench as shown in pictures) and the adjoining properties. Its quiet at night and road noise (road is 20m away) is not intrusive.
The location is not convenient to Woolacombe. We cycled and walked down into town. The road is steep and is fine for adults however its the main road to Woolacombe and would not be safe for young children. Its quite a climb back out too. Walking was fine apart from the first 300m. This is again on the road - there are no pavements or verges and did not feel particularly safe - after which there is a pleasant walk past stables and fields into town. There is a bus - however the stop is after the 300m pavement less stretch. You can of course drive down.
We were a couple - so did not 'value' bunk beds or the thoughtful games etc provided. If you want a base for exploring the Combes then this works and there are lots a great guest reviews attesting to a good stay."
"We really enjoyed the space, the views, the insulation but also the ability to create a cooling air flow. Everything was practical and convenient. The front conservatory was a real hit. It gets very warm but the sliding windows quickly fix that: a great place to have breakfast, read quietly in the afternoon or just sit and enjoy the magnificent viewOnly gripes: • showers need shower curtains• couple of lights (or bulbs???) weren't working "

"The house was exactly as described . It was large and there was plenty of room for everyone. The kitchen was well equipped and the bedrooms were very comfortable. We had an issue with the boiler which was dealt with straight away. Unfortunately the weather was awful , raining most days but the children still went in the sea."
