"There was no heat or air conditioning. Nights are cool. We found a duvet in a cupboard. The location is very close to the grand canal, about 3 minutes to Accademia and excellent restaurants and coffee shops. There is NO elevator. Very bad for 2 almost 70 year olds each with a bad knee and I have a twisted pelvis. Neither of us should be carrying suitcases up and down stairs. NOT SECURE - The 24 hour front desk is located in another building so not helpful. Other guests kept leaving the front street door open & unlocked and with no staff around to check it, it’s hard to know if it was open all night or not. There was no secure lock on the guestroom door. Breakfast variety was good but the eggs were dried out and bacon burnt or undercooked, and as this is all I eat for me this meant no breakfast so we went elsewhere and bought. The last morning we had hoped for espresso or cappuccino before we left but again, there was no staff around to make it. And we had no idea where to find them. The junior suite was spacious as advertised. It was clean if not luxurious, but a secure lock would have allowed for better sleep. There was a safe in the room. The wifi signal was strong."

"Very hot water and large fluffy towels. Excellent bathroom facilities. Comfortable large bed. Hotel had character with pictures and artefacts and was generally a peaceful environment. Staff generally pleasant and helpful. Only had one breakfast which was fine. Air conditioning is not switched on until the "summer" but it was very warm during our stay and it would have improved our sleep experience if the room had been cooler. Unfortunately the bar was not open which could have been useful. Nice location, adjacent to a canal and close to the main waterways."

"We booked the superior double, canal-view and en suite room but the staff said that wasn't available when we checked in. The room we were given was a small room (not canal view) with the bathroom down the hall. We had a lot of trouble getting the key to unlock the bathroom, the sink in the room was stopped up and had trouble draining, the hairdryer/outlet didn’t work, and there was no WiFi reaching that room either. Staff said we should email to receive money back on that room but no one has responded (still, several weeks later). On the second night we were moved to a canal view room which was much better and as expected. It was a bit of a faded glory hotel but the location was good and the better room worked out fine (not amazing)"

Prendre pour acquis que dans cet hôtel la seule pièce d’identité valable est le passeport alors que partout ailleurs en Italie, nos autres pièces d’identités gouvernementales étaient admises."

"We thoroughly enjoyed our stay at the Hotel Excess. We had a lovely room overlooking the garden where we could hear the birds along with the church bells. Lorenzo assisted us with a delicious breakfast each day. We would definitely go back."
