"The staff are very friendly. The rooms are airy and large. The shower is a bit of a mission to get into. The paint on the cupboard and side table is chipped and needs to be touched up. Windows open to allow fresh air as the room gets stuffy when the heaters are on. Breakfast is served quickly and the breakfast room is nicely laid out. Location is great to walk around Edinburgh."

"Everything great, but if you are a single, make sure you are not put in the rear room (3) on the ground floor. The refrigeration unit may keep you awake."

"The property was well kept for the most part. Very convenient to bus lines to Old Town. Area seemed safe to walk around -residential. Water pressure in shower was very light. Not enough to wash long hair. But beds were comfortable and we had a great nights sleep. "

"Check In was helped by the presence of a staff member. This was fortunate as the coded key release system seemed to be playing up. We were in the basement room which was fine but the stairs were a little tricky with cases. The location is really good. 5 minutes walk from the Playhouse Theatre where we were seein a performance. It is just a 15 minutes walk from the railway station,10 from the bus station and 5 from a tram stop. We would happily stay here again."

"Great location for exploring Edinburgh, city centre is easily walkable. Arrived late due to transport issues and host was very accommodating. Room was downstairs so no windows, but was clean and a nice place to stay in. Private bathroom wasn’t en suite which wasn’t an issue, but I feel like this could have been made clearer when booking. Other than that, great price for a very convenient location. "

"We had a great time staying here. It was clean, there were freebies like teas, coffee, shampoo and conditioner.. There towels and blow dryer as well and water heater. There were nice and accommodating I highly recommend it.. Also, they allowed us to leave out luggages for awhile after our check out time to enjoy the rest of the day. "

"Owner is very attentive. I arrived early and was welcome and showed to my room. It is very conveniently located to Stirling castle,downtown, shopping and dining. They have an excellent restaurant, unfortunately was closed during my stay. I was traveling by myself and I feel very safe during my stay. Breakfast had an excellent variety. I ordered the Scottish breakfast,was cooked to perfection. Highly recommend this cute B&B. "

"What a pleasant surprise as it was not what I expected. Check in across the road at an enticing Indian Restaurant - able to safely park car in the Restaurant Car Park - room was very clean, comfortable bed, great shower, larger than usual TV. Room looked out on a busy dual carriageway but noise limited by glazed window and noise from pub downstairs was bearable and ended at closing time. Pricing was incredible. Will definitely be back."

"Our room was clean and the bed was very comfortable. Bathroom was very small, hairdryer didn't work, coffee/tea was on the floor. Very quiet neighborhood, walking distance to lots of stores. Restaurants, sites."

"Nice property for the most part. Didn’t realize and wasn’t told bedrooom is below ground with no windows for courtyard suite but it didn’t bother us after all. Clothes washer was a bit dirty but was free to use."
