The location is second to none. Tucked away in a quiet street you’re quite literally seconds from a short cut that takes you through the Balcombe Creek Boardwalk and into the heart of Mt Martha Village as well as North Beach, South Beach & Hawker Beach. 5 minute drive the other way will land you in the thriving town of Mornington which is famous for its beautiful restaurants, elegant cafes and thriving Main Street.

Conditions of Approval
To maintain a GOOD STANDARD for our guests we require certain conditions to be complied with. We appreciate most will respect our properties but the occasional abuse requires that we state the following conditions + House Rules
PARTIES + FUNCTIONS are strictly prohibited! The price charged is for domestic use only and not commercial. This rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
DISTURBANCE to neighbours is prohibited and may result in termination of rental and loss of bond. No noise which is offensive to neighbours is allowed. Quiet hours are between 9.30 p.m. and 7.00 a.m. Please ensure music is turned off or right down after hours and if necessary close all doors to outside to prevent noise travelling. Neighbours live and work in the area and are not to be disturbed.
COMPLAINTS – The Council is very strict and will shut short term holiday let homes down if there is even 1 complaint from neighbours. Tenants can be fined $3000 and home owners can lose their licence to lease. Complaints are usually due to NOISE, MUSIC, INCORRECT USE OF GARBAGE BINS, CARS PARKED INCORRECTLY etc. It is essential that we respect our neighbours as this is a residential area. Your understanding and cooperation is most appreciated.

4. The maximum amount of guests allowed on the property at any time during the day or night is 14.
5. Please park in designated parking on the property. No parking on the street or on nature strips/sidewalks.
