The irrigation needs to be adjusted to avoid wetting passersby. Walkways through the lawns from the parking lot to the hotel are needed.

If you are going to Cocoa Beach, you NEED to stay here. Its away from all the people, the beach is right across the street, and you can kayak the river. Beautiful set up. 7 min drive will bring you to the Golf course pavillion where you can see off the dock the bioluminescent waters. If im ever in the area again, definitely staying here again!

Updated with a beautiful vibe, and clean with exceptional guest services. Deck from the hotel room right one the beach made for the perfect stay. Could not recommend enough!

Convenient location for My Visit Nice Place

This place was a great surprise! It was the perfect location in Sebastian with restaurants and places to visit within walking distance along the waterfront, and it was one of the best places we've ever stayed. I guess I didn't realize how big it it was when I rented it, but it has two large bedrooms with very comfortable beds, one very modern and nicely appointed bath, full-size w/d, and a very large living area with a fully-equipped kitchen. We have stayed here many times and ALWAYS enjoyed our stay. The rooms are well kept, the grounds are immaculate and the breakfast is wonderful. I'm a little afraid to post this review because after this it maybe too hard for us to get a room in the future......

This was one of the best hotels I have ever stayed at. The entire place looked brand new and the room was well thought out and designed, offering a large refrigerator, full size microwave and dishwasher and very nice plates and kitchenware. The kitchenette was just really nice to have. The room was spacious and there was even a nice pull out couch. Very relaxing, get the beach view, you will love the sunrises...

We were on a road trip just looking for a place to spend the night. We booked online and even though we arrived late and the office was alredy closed, we got our keys and were also able to leave before the office opened. Inside we found a lovely little house perfekt to prepare some dinner and more than enough space to sleep. Thanks for a very nice stay, I can recommend it to anyone!! (If you plan to stay longer than one night you schoud know, that the beach is only a ew steps away)

I know that others have stated the the breakfast was limited but we enjoyed the offerings and felt the breakfast offerings were more that satisfactory. The staff were super helpful and the room was very clean and comfortable . I highly recommend this hotel.

Another amazing trip. I stayed with this company several years ago when I came down for a cruise. The rates were good. The house was very clean. We had a smoke detector where the battery was out and it beeped all night. We contacted staff and although maintenance doesn't work on weekends they fixed the problem quickly Will definitely return again.

Tulip made it very easy for me to check in 3 rooms for the family.
