Guests Have access to entire home including 3 separate bedrooms and 4 beds total, sleeping accommodations for up to 8 guests, 2 full baths, 2 living areas, kitchen and dining area, garage theater room, immediate patio and pool areas only. The front and backyard areas are not included as part of the designated guest-use amenities.

🚗 Parking
Parking is limited to 4 vehicles maximum in the driveway.
Please do not:
• Park across the street
• Park on neighbors' lawns
• Block neighboring driveways
Boats, trailers, golf carts, and small commercial vehicles are permitted.
RVs and large recreational vehicles are not permitted.

🔇 Quiet Hours
Local neighborhood quiet hours begin at 10:00 PM.
Please be respectful of neighbors and the peaceful residential setting.

📦 Mail & Deliveries
USPS mail delivery is not available for vacation rentals.
UPS, FedEx, and DHL deliveries are permitted.
Management is not responsible for lost or delayed deliveries.

🧺 Starter Supplies
This is a self-catering home. A complimentary starter kit is provided for your convenience upon arrival.
These items are intended for initial convenience. For extended stays, guests may wish to restock based on personal preference.

Starter supplies include:
• 1 dishbrush & dish soap
• 1 paper towel roll
• Garbage bags (1 per bin + 1 extra)
• 2 dishwasher pods
• Shampoo, conditioner & body wash in each bathroom
• 2 toilet paper rolls per bathroom
Guests are responsible for additional supplies for longer stays.

🛏 Towels & Linens
• Bed linens and bath towels are provided
We do not provide washcloths
Paper towels are provided for use in place of hand towels.
• Beach and pool towels are not provided

🌡 Climate Control
To protect the HVAC system:
• A/C should remain between 72°F – 78°F
• Lower settings may damage the system and may result in fees

🗑 Trash & Recycling
Trash collection: Monday & Thursday
Recycling collection: Wednesday
If trash bins are full at checkout, please place them at the curb.

OCCUPANCY & HOUSE RULES

• Maximum occupancy strictly enforced.
The maximum occupancy at The Farmhouse Retreat is 11 guests total, including registered guests, visitors, and children ages 2–12.
• No pets, smoking, parties, or events permitted
• Violations may result in penalties or immediate termination of stay without refund.

🔧 Maintenance & Property Access
From time to time, the owner or authorized service professionals may access the property for routine maintenance.
Service personnel may include:
• Landscaping
• Pest control
• HVAC technicians
• General maintenance providers

Refund & Maintenance Policy (Standardized Across All Properties)

No refunds for minor, non-cosmetic, or promptly addressed maintenance issues

No refunds once the stay has been used or occupied

Refunds are only considered for verified habitability issues that prevent the use of the property

Guest relocation options may be offered at management discretion

All concerns must be reported promptly to allow timely resolution

Maintenance & Support Availability

Communication Hours:
Mon–Fri, 10 AM–4 PM (non-urgent).
Weekend messages are answered next business day.
Emergencies:
24/7 during stays only.
Message “URGENT” for immediate help.

Our management team is available to coordinate maintenance and service calls during standard business hours

Requests submitted during business hours are addressed in the order received and prioritized based on urgency

After-hours support is limited to emergency issues affecting safety or habitability
URGENT (Same-Day Support)
Issues that affect comfort or functionality but are not safety-related.
Examples include:
• A/C not cooling properly (still running)
• WiFi outage
• Appliance issues (washer, refrigerator, TV)
• Minor plumbing (slow drains, low pressure)
• Pool clarity concerns
• Missing essential starter items
Service Standard:
• Response within standard hours
• Resolution initiated same day or next business window
Escalation:
If unresolved within 12–24 hours, the issue is escalated for priority handling.

EMERGENCY (24/7 During Stay)
Situations involving safety, property damage, or habitability.
Examples include:
• Active leaks or flooding
• No A/C in extreme Florida heat
• Power outage affecting the home only
• Fire, smoke, or gas smell
• Lockout / no access to property
• Sewage backup
• Security concerns
Service Standard:
• Immediate response
• Rapid vendor dispatch
• Ongoing updates until resolved
Escalation Protocol:
• Immediate vendor dispatch
• Backup vendor activated if needed
• Relocation may be arranged if unresolved
⚖ Maintenance & Liability
• The property is professionally cleaned prior to arrival.
• Guests are expected to maintain the home in reasonable condition.
• Homes may show normal wear and tear.
• No refunds are provided for weather, minor cosmetics, or early departure, construction, or amenity interruptions outside owner control.
• In rare cases of unforeseen maintenance issues, comparable property substitution may occur.
Management and property owners are not liable for incidental damages or injuries during your stay.
