- Quiet Hours: 9pm - 9am
- NO PARTIES, GATHERINGS, OR EVENTS ALLOWED - Strictly enforced.
- This home is NOT pet friendly.
- There shall be no video, still photography or film production of any kind without the express written consent of the owner.
- Please be courteous to the neighbors who live in this community full time and avoid loud or disruptive noise.
- Children are not permitted to be unsupervised in the pool/spa area. Adult supervision is mandatory.
- This community is the home to many residents, and it's crucial that we maintain a peaceful environment. Please be mindful and refrain from making loud noise.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- The tide of the beach and the season affect how much, if any, sand will be in front of Mermaid's Pool Retreat. The pictures show sand out front of the condo. However, sometimes the ocean carries the sand away, and the beach becomes rocky. Please personally check conditions if this is important to you.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- There are no stairs; the unit is easily accessible for wheelchairs
- There is no central heat or air-conditioning. There are two space heaters and one evaporative cooler unit for your use. An evaporative cooler cools the area by blowing air through the water and ice you put in it.
- Microwave is not working

CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

Parties and Overoccupancy Policy:
If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
