"The hotel was beautiful and the outside scenery was amazing. I loved seeing the cows when I woke in the morning and the garden was awesome. I would stay here again if I were in this area."

"A very warm and genuine welcome on arrival. The room was perfectly adequate for my needs, nice double bed with views over the rooftops of the historic town centre and over to the moors. Delicious cooked-to-order breakfast."

"Great little guest house with stunning views.
Of Ullswater. We used the guest house as visiting the Inn on the Lake which is literally just across the road.
Spotless room and super friendly staff 👍"

"There was a large car park and a lovely garden. The house is tucked away in a quiet part of Windermere but you can walk into town in 5-10 minutes. The choice at breakfast was great and the food was delicious. Very friendly and professional staff- could thoroughly recommend"

"Reasonable rate for a short stay.
Room was clean and well maintained but unbearably warm even whilst leaving a window open. This was just after a warm spell although it was cool outside at the time of our visit. Double bed was a little small if used to a king size and a little soft/uncomfortable.
Breakfast was ok and restocked regularly.
Grounds are nice with red squirrels in the adjacent woodland. One of the driveways (from the Orton side) was very poorly maintained with a lot of deep potholes so we didn't risk that in the dark.
Staff all friendly and helpful."
"I had a lovely room overlooking the lake. I enjoyed the buffet breakfast. The weather was extremely hot during my stay but the room was air-conditioned and lovely and cool."
"Outstanding hotel, service and cleanliness. Had the most amazing time. Amazing location close to town and local bus stops. Will be staying again next time!"
"The hotel was fantastic, exceeded expectations. The hotel and facilities were very nice, room was great. All the staff, reception, restaurant, Spa, housekeeping were amazing, very friendly, welcoming & helpful."
"Stayed for two nights here in August 2026. Parking was included and undercover so great for a short stay to just leave it there safely. The room was ok, if not a little tired. With marks on the wall, and MDF work surfaces looking frayed. The room was comfy, excellent mattress and pillows, though in a heatwave, due to it being an old mill it was stifling hot.
A fan was available but that just moves the heat around.
Plugs were sparse, and you'll need a usb charger plug as they aren't integrated plugs yet.
Staff were fabulous, really helpful, the barman was a hoot, and so friendly with guests.
English Breakfast was fresh and hot, there was a plentiful choice of cereals, fruit and drinks too.
We ate at night in the Tannery room, burger and a small fish and chips, both were plentiful and fairly priced.
Finally it was a welcome bonus to have a swimming pool, sauna, jacuzzi and steam room available for guests to use after a full day discovering the lakes.
A really pleasant stay, the hotel rooms could do with a bit of updating, though the gym, pool, bar were fresh, but it's all a matter of cost."
"Excellent central location.
The staff were helpful especially in reception and spa.
The dining staff were efficient but less cheerful than one might expect in an establishment like this.
Breakfast was plentiful but uninspiring.
Luggage drop off was difficult due to heavy vehicles blocking the hotel entrance.
The plumbing made a loud vibrating noise for 10 minutes after each toilet flush.
The shower had excellent pressure and hot water.
The room mini fridge had the internal light hanging down and the fridge didn’t appear to work.
The hotel has old world charm and despite the small foibles mentioned above is a good accommodation option."
