"Pros: The issue with the air conditioning was addressed fairly quickly, and the on-site handyman did an excellent job. The proximity to Newburyport was also a major plus. Cons: While the room appeared tidy, it wasn’t as clean as expected. The property is located directly behind a very loud restaurant/bar, making it quite noisy, and the surrounding area wasn’t particularly appealing. Considering the price, it was disappointing overall. "New owners were taken over, so the place was kind of rundown. The room was definitely clean. The staff was friendly, but definitely definitely almost like the Bates Motel."

"Great location in a relaxed atmosphere. A nicely appointed coastal vibe room, although the bathroom was definitely in need of an upgrade. The hotel is only 10 minutes from town no the ocean views were spectacular."

"Breakfast was wonderful. Christina is a great chef. The view was spectacular! We loved sitting relaxing in the Adirondack chairs overlooking the ocean. The Bar staff was friendly and welcoming. They also made a great cocktail! My only critique gives the bar was only open till 8 PM so we could not have a nightcap. The property is old New England as to be expected. The area is beautiful and safe. The beds were comfortable and the shower amazing, great water pressure."
