Clean rooms and wonderful staff. Good location as well. We truly enjoyed our stay.

The space was unuque and beautiful. Definite old world charm. The staff was helpful with suggestions, and friendly. The common spaces were very nice. I would say the room is good for sleeping, but just be aware they are very tiny rooms. It was exactly what we needed, but if I wanted to stay at a place where I'd be in my room a lot I would probably choose something else. But since my room was just for sleeping I would stay here again because I liked all the other spaces.

Whilst we were there just for an overnight, this was a LOVELY B & B in Edinburgh, beautifully appointed, with a very gracious host. It's a bit far from the city center, but it is easily accessed by bus. We wished we could have stayed longer!

Perfect place for our trip to Edinburgh! We loved staying in Leith as a way to decompress from our busy city days. The neighborhood was quiet, charming, and beautiful. The hospitality at 3 John’s was exceptional. We would happily stay here again.

Very nice guest house, close to the center, only 10 min. walking distance. The owners were really very kind, helpful, gave us lot of recommendation for visits sightseeing, restaurants etc. Nice view from the room (Arthur´s Seat)

Our room was cosy and was spacious. It was downstairs and was clean and served with making sure having coffee, toilette paper etc. Parking works well. Very walkable distance from the royal mile.

We were a very last minute reservation as our flight was unexpectedly cancelled. The owners were incredibly welcoming & kind. The rooms are small but cozy & each has an en-suite bathroom. Enormous & well equipped kitchen for all residents to use. Short walk to public transportation.

I do not even know where to begin. Richard and his wife (who I am not sure how to spell her name, so I will not attempt) are the most kind and gracious of hosts. They allowed me to check in early and even upgraded my room at no cost to me for two nights. This upgrade was their own doing, I did not request it. We were able to reach the property on foot after getting off the tram at Haymarket Station. Took less than 5 minutes. We were given a code ahead of time for the front door and our room and we appreciated that they were the same so you don’t have to try and remember so many numbers. Our room was on the first floor, no elevators guys, but it wasn’t a problem for us because we only had two carry ons. The room was small but clean and the bed extra comfy! It was a bit out of the way from Royal Mile area, but we like to walk-so it wasn’t so bad for us. It is about a mile from Royal Mile.

Nice place with good parking and clean and comfortable room. About 10 minutes drive from Edinburgh tourist center. Good place to stay to visit Edinburugh.

Very relaxed and pleasant place, Jeff and Karen were super friendly and approachable when needed. the breakfast was lovely and would definitely recommend!
